On Monday, July 7th, the interior and exterior painting project is scheduled to begin. There will be two separate crews working simultaneously on the interior and exterior of the building. The dates for the exterior crew will be weather permitting. The approved work hours are Monday-Friday, 8:00 AM to 6:00 PM, and 9:00 AM to 4:00 PM on Saturdays for the duration of the project. We expect the project to take approximately 4 weeks to complete.

 

The interior scope of work includes painting of all walls (no ceilings) and select millwork in the common area hallways, unit entrance alcoves, entrance area, and vestibule. The scope also includes the common use room walls in the trash rooms, the guest suite, and the exercise room. All previously enameled unit door frames, storage doors and frames, elevator doors and frames, and the basement and stairwell doors and frames. 

The interior portion of the project will be completed in the following manner. The crew will begin in the gathering room and will complete this room so all of the wall-hung items in the common areas can be taken down and stored there while work is taking place in the rest of the building. This is expected to take two days to complete. A third party will be tasked with taking all of the items off the walls, and we will coordinate with them to get this done.

Once the gathering room is completed, the crew will move to the hallways and will start on the 3rd floor. While on each floor, the trash room and any common-use rooms will be painted at that time. The guest suite on the 3rd floor is included in the scope of work.

Once the third floor is complete, they will move to the second floor hallway and complete the trash room and exercise room. They will then move to the first-floor hallway, where the entrance area and vestibule will be completed.

After the first floor is complete, they will move to the stairwells and the basement to finish the interior work. We will close off one stairwell at a time and complete them one at a time. This will conclude the interior work.

 

The exterior scope of work includes the red shake, brown lap, and the cement board panel siding and trim. Before any painting starts, all substrates will receive a light pressure washing to remove any loose debris. While they’re pressure washing the siding, the Board requested that all deck floors be pressure-washed with the rest of the areas. This work is scheduled to start on Monday, July 7th, as well, and is expected to take two days to complete. 

The plan for the exterior is to complete one elevation at a time. The front, south-facing (Oakcroft Pl), will be the first elevation completed. The crew will move counterclockwise around the building, moving to the right, East-facing (Parkers Lake Rd), then to the back, North-facing (Legacy Oaks Trl), and finishing on the left, West-facing (Bellwether Pth). 

 

As with all construction projects, there will be an inconvenience placed on the residents. We will do our best to keep everyone updated on the progress and the next steps by updating the project blog and sending out mass emails. Please note that all interior painting will be completed with water-based interior paint with a gold, GreenGuard rating. Wall finishes are determined compliant in accordance with California Department of Public Health (CDPH) Standard Method V1.2-2017 using a Classroom Environment with an air change of 0.82 hr¯¹ and a loading of 94.60 m². ; and Wall finishes are determined compliant in accordance with California Department of Public Health (CDPH) Standard Method V1.2-2017 using an Office Environment with an air change of 0.68 hr¯¹ and a loading of 33.40 m².

There will still be a smell from these products, but they do not present any imminent harm to the residents or the crew. If needed, please open a window to allow fresh air inside your home.
