6/23/2022- With the paving completed, the project is now over! Thanks to everyone for your cooperation and patience during this very invasive project. We understand the inconvenience a project like this places on the community and would not be able to complete it without your help. Thanks to the Board for all of their help! We appreciate the opportunity to provide service to your community and look forward to working with you in the future.

Please remember to avoid parking on the new asphalt for at least 14 days and if possible for the duration of the summer, especially on the hottest day. 

 

 

6/20/2022- The paving was completed today! Per the recommendation of the paving foreman and supported by the Board of your community, Nicholas Way will be tapped off until tomorrow morning. This will give the new asphalt a chance to cool down some without being in direct sunlight.

The area with the drainage issue was paved as well and should be kept off for 48 hours. This means it will be opened on Wednesday evening. 

 

Please DO NOT park on the new asphalt for 14 days and avoid turning your wheels when the vehicle is not in motion. This will leave surface marks due to the friction created by the tire. These marks will smooth out over time in the event any marks are created. 

 

6/17/2022- The crew is looking to complete all of the finger streets in phase 3 today. This will leave Nicholas Way and the area in phase one that is having the drainage corrected left. The remaining areas are scheduled to be completed this coming Monday, June 20th. After these areas are paved, the project will be completed!

The Board is allowing Nicholas Way to not be shut down for the 48-hour period the finger streets are/were. This means you may drive on Nicholas Way after the crew has left for the day. With the extremely high temps forecasted for the next several days, the asphalt will remain soft and surface marks will happen. 

Please remember to keep off of the new asphalt for at least 48 hours and DO NOT park on it for 14 days. After 48 hours you may drive into your garage moving forward. Please avoid turning your wheels when the vehicle is not in motion. The lines and seams you see in the new asphalt are a result of the paving machine width and compaction rollers. Areas not able to be paved with the paving machine are hand raked and compacted.   Asphalt is a machine-laid surface which has seams that are sometimes noticeable. The surface texture of hand-laid areas may not be uniform to machine-laid areas, due to hand raking. These areas will smooth out over time as it’s driven on. 

 

 

6/14/2022- Wow! thank you to all of the crew members working in this heat. They will get everything ready for the paving on Friday, weather permitting. The base was prepped and the first lift, the base lift was put down to all finger streets. You may drive on this lift right after it has been compacted by the rollers. 

This Thursday, garbage pick up will be normal. The trucks will be able to access all of the finger streets so no one needs to do anything special for this week’s pick up. 

 

 

6/13/2022- In an attempt to get caught up on the paving schedule, a paving crew will be following behind the prep crew tomorrow. They will be paving the base course to as many of the finger streets as possible. This course can be driven on right after it has been compacted. The wear course will be covering the base course so don’t be afraid to drive on it if needed.

The plan for the paving crew is to pave phase 3 first and then if there’s time go back up to the phase 2 finger street that wasn’t paved and correct the area in phase 1 with the drainage issue. I don’t see this happening but they may even attempt to pave Nicholas way. 

 

 

 

6/10/2022- The paving of phase 2 did not go as planned. They were only able to pave two of the three finger streets and were not able to repave the area with the drainage issue. A new plan will be sent out as soon as we have everything figured out. Please do not drive on the new asphalt for 48 hours. 

The prep crew will still be on-site Monday, June 13th to remove the asphalt and prepare the base, weather permitting. Next week looks like there could be some rain, but we will play it by ear and adjust accordingly.  

 

 

6/9/2022- A paving crew will be or is on-site now to put down the base lift in the finger streets and Nicholas Way. This asphalt can be driven over immediately as it will be covered with the wear course during the main paving tomorrow. They will not pave the wear course on Nicholas Way tomorrow, only the finger streets and driveways of phase 2 and the finger street with the drainage issue that was milled this week i.e. the finger street for buildings 8 & 9.

Per the Boards request, They would like all newly paved asphalt to be kept off for a period of 48 hours from the time it was laid. This means you should drive on the new asphalt until Sunday night at the earliest. It’s important to note asphalt does not have a chemical curing process and will always be Malleable. With direct sunlight and higher temperatures, the asphalt will always be softer than with cooler temps and shaded. 

 

Please remember to keep off of the new asphalt for at least 48 hours and DO NOT park on it for 14 days. After 48 hours you may drive into your garage moving forward. 6/8/2022- The removal of the asphalt and preparation of the base has been completed to phase 2. The paving is still on for this Friday. Because the crew will not be on-site for the next two days, please feel free to park in your garage and/or driveway until Friday morning at 7:00am.

 

There was a drainage issue with the access lane of building 8 & 9. This area was milled out and will be corrected.

Please remember if you are in phase 1, please bring your garbage bin to Nicholas way for pickup. The weight of the garbage truck will potentially cause damage to the new asphalt and the extra week will allow the new asphalt to cure more. 

 

 

6/6/2022- Day one of the removal and base preparation went well. Thanks again for everyone’s cooperation! We certainly understand how inconvenient this is for all of the residents.

The paving superintendent has requested that garbage trucks be kept off of the finger streets for two weeks. This means all garbage cans in phase 1 will need to be rolled out to Nicholas Way for this coming pickup. After this week, you can resume your normal process. 

 

 

6/5/2022- Per the request of the Board, please do not drive on the new asphalt until further notice. The asphalt is still softer than anticipated and damage has been observed. When the Board allows traffic onto the new asphalt, please avoid turning your wheels when the vehicle is not in motion. This action causes a lot of friction and leaves scuffs. 

   

 

 

6/3/2022- The paving of phase 1 will be completed today. Thanks to some great weather, the plan went off without a hitch. Please remember to keep off of the new asphalt for at least 24 hours and DO NOT park on it for 14 days. After 24 hours you may drive into your garage moving forward. Please avoid turning your wheels when the vehicle is not in motion. The lines and seams you see in the new asphalt are a result of the paving machine width and compaction rollers. These areas will smooth out over time as it’s driven on. 

The plan for phase 2 is still in play. On Monday and Tuesday, the prep crew will be on-site removing the asphalt and preparing the base. The paving day will be Friday. This means the garbage pickup will not be impacted. 

  

 

 

6/1/2022- The removal of the asphalt and preparation of the base has been completed to phase 1. The paving crew is going to get a head start by paving the base lift on as many of the finger streets as possible today. This lift is able to be driven on immediately after it is laid. The second wear lift will be paved on Friday and will need to be kept off for 24 hours. Because there will not be a crew on-site tomorrow, you can drive on the compacted base or first lift of asphalt and park in your driveway without needing to move your vehicle by 7:00 am.

The community manager spoke with the garbage vendor and the homes in phases 2 & 3 can put both their garbage and recycling bins out for pickup for Friday. The homes in phase 1 will not have their garbage or recycling picked up. The vendor stated all phases will have their garbage picked up next Thursday as usual but the recycling for phase one will not be picked up until the normal period on Thursday, June 16th. If you have extra garbage and/or recycling for the next scheduled pickup, please place extra garbage bags next to the bins next week 6/9 and any extra recycling can be placed in paper bags next to your bins on 6/16. 

 

 

5/31/2022-Due to the change of garbage pickup for the Memorial Day Holiday, the owners in phase 1 will not have their garbage picked up this week. The normal Thursday pick-up was pushed to Friday for this week. The Community Manager contacted the garbage company to see if they could keep the Thursday pick up but they were not able to adjust their schedule. They did state that they will pick up any extra rubbish left next to the bins for the homes in phase 1 next Thursday, June 9th. Thank you in advance for your cooperation and understanding. The homes in phases 2 & 3 should put their bins out for the Friday pick-up. 

It looks like we have a good week of weather so everything should go well. The mill machine was moving along with the skid-steers following behind completing the detail work. They will continue working on phase 1 preparation tomorrow as planned. The paving of phase 1 is scheduled for Friday, June 3rd.

5/24/2022- The first phase of paving has been scheduled with work begging on Tuesday, May 31st. Each phase will take approximately three days to complete. The first two days will be the removal of the asphalt and the preparation of the base and the third day will be the paving day. Please note the base can be driven and parked on after the crew has left for the day. Please refer to the map for when your phase will be completed. 

 

Please park on the Southside of Santa Vera Dr. or in the Byerlys parking lot. Not on the Northside as this is a no-parking zone. 

After the asphalt has been paved, you will need to keep off of it for 24 hours. After that period you may drive over it into your garage but do not park on it for a period of 14 days. Please avoid turning your wheel when the vehicle is not in motion. This will leave surface marks on the asphalt but will not impact the strength or life of the asphalt. 

All of the dates are weather permitting and will change if the weather is a factor. There will be updates to the blog and emailed out with any changes. 

 

 

 

5/19/2022- With all of the concrete completed, after the five-day curing period, you may remove the caution tape and drive over the concrete into your garage. Please do not park on the concrete for a period of 14-days after it was poured.

We are still putting the paving plan in place so we don’t have a start date yet. As soon as we have a plan in place, it will be communicated accordingly. The Association Board reached out to the Byerlys store manager and got permission for the residents of Oak Hill to park in their parking lot as long as you don’t park near the store and leave enough space for the patrons to park. This will be a good alternative to parking on Santa Vera Drive as the Northside of the street is a no parking zone. For the paving process, you will not want to park on that side to avoid ticketing and/or towing. 

 

5/16/2022- On Saturday the crew was on-site for about four hours. They went back and did a thorough cleaning on the first two phases. They weren’t able to set all of the remaining aprons but will be able to get them set up and poured tomorrow, Tuesday, May 17th. The weather looks like it shouldn’t be an issue so that should complete the concrete portion of the project.

As soon as the paving is scheduled another update with the project plan will be sent out. Thanks again for your patience and cooperation, it is greatly appreciated. 

 

 

 

5/13/2022- Unfortunately, due to the rain cutting Wednesday in half and the fact that the site was wet each morning, the plan to complete all of the concrete work by today did not happen. They got very close as about 80% of the work was completed.

We were hoping to be able to finish everything up tomorrow but the concrete plant isn’t open on weekends yet. The crew will be onsite tomorrow to finish removing and setting up the remaining aprons as well as completing the cleanup of the parts of the community that are done. They will return on Tuesday, May 17th to pour and finish the remaining concrete.

We appreciate your patience and cooperation during this project. We acknowledge the inconvenience this project has placed on the community.  If your apron has been poured please begin parking in your driveway to allow space for the remaining homes to be able to park on the Southside of Santa Vera drive. The Northside of Santa Vera Drive is a no parking zone and the city will not allow parking on this side even with the project taking place. 

 

 

 

 

5/12/2022- The crew moved along well today given the rain yesterday and the storms last night. They are almost caught up to the project plan. With more storms forecasted for tonight, they may not be able to finish everything tomorrow. If they don’t finish tomorrow, they will return on Saturday for a half-day to finish everything up. 

 

 

 

5/11/2022- The crew was able to remove and prepare most of the aprons and curbs in phase one. There were some aprons poured and covered with plastic to protect them from the rain. Due to the rain, they will not be able to pour as much as they would like. They will pick up where they left off tomorrow and should be able to keep the proposed plan if there aren’t any more weather delays. If your apron was not replaced you will need to move your vehicle from the driveway again tomorrow morning.

Please park your vehicle on Santa Vera Dr and refrain from parking in the guest parking. Please look for curbs with spray paint on them as these curbs are approved for replacement and can not be blocked by vehicles. 

 

After the aprons were removed they did not find any homes with issues with their garage foundation. There was proper base gravel and no exposed foundation blocks.

  

 

The asphalt and concrete project will consist of two steps and multiple phases with concrete work to be completed first. The work will impact the entire community and will be an inconvenience. Your cooperation and patience will be needed. Please refer to the above map for the proposed concrete plan. 

 

With garbage pick-up on Thursday, residents will need to plan accordingly. You will need to have your cans out of your garage before the concrete is poured or after it has cured for 24 hours. Aprons that are poured on Wednesday can be walked on Thursday morning if needed. Aprons to be replaced on Thursday will need to have them out of the garage by 7:00 am and aprons to be replaced on Friday will not be impacted if they bring their cans back into the garage before Friday morning. 

 

The concrete work will consist of a few walks, select curbs throughout the community, and the replacement of all 90 aprons. The aprons will be widened from 2′ to 4′.

 

All new concrete will need to be kept off for 24 hours before light foot traffic is allowed and 5 days before it can be driven over. The association will have aprons repaired at the owners’ expense if the concrete is driven over before the five-day period. All vehicles will need to be out of the garage and off of the driveways by 7:00 am on the day’s work will be completed to your phase. Phases 2 & 3 will possibly need to move their vehicles two days if the crew isn’t able to complete the replacement on the first day of the plan. You may park in your driveway after the apron has been poured and finished but you may not drive into your garage for a period of 5-days.

 

As part of the apron replacement, garage foundation walls will be inspected and patched at the expense of the owners. We don’t expect there to be many if any at all. The typical cost for patching the foundation will not exceed $350. In the event the foundation wall has major damage, the apron will not be replaced as part of the large project and a formal proposal will be submitted to the owner for review and no work will be completed without approval. Again, we don’t expect to find this but the Board wants to make the residents aware of the possibility. 

 

Your garage doors will need to be kept open or have the garage door opener release cord pulled so the crew can open and close the door as needed. The doors need to be open during the removal to avoid damaging them and finishing the concrete for the best final product. We are not responsible for damaged garage doors not left open or release cords not pulled. 

 

 

asphalt work will be the second step and will consist of three phases. Each phase is projected to take a week. This will consist of full removal of the asphalt, minor base, grade corrections, and then paving. There will be two separate crews, one removal, and prep for a day followed by the paving crew on another day. You will be able to park on the compacted base after it has been compacted but will need to have your vehicle out of the driveway before 7:00 am on the day of paving. 

 

While the work is taking place in the phase you live in, you will need to park on public and private roads. This will be a major inconvenience for you and we appreciate your patience during this very intrusive project.
