10/22/26- Today, Building 4 is receiving the roof work. The crew found a great example of why we recommend the vent rework in conjunction with the roof replacement.

As you can see from the photos, the bathroom exhaust vent and the dryer vent were partially disconnected. This allowed lots of dryer lint and warm, moist air to enter the attic space. This will contribute to ice dam issues and sheathing deterioration. The vent rework completed will prevent this from happening, but it does not prevent condensation from happening.

We recommend routine visual inspections of attics, cleaning of your bathroom exhaust vent housing, and keeping your fan running for an hour after showers, especially during the winter months. Installing a timer switch to your bathroom exhaust fans will allow you to keep the fan on after a shower is taken.

Tomorrow, the crew will complete roof replacement on building 5 (321/323). Assuming the weather cooperates, building 6 will receive roof replacement on Saturday, October 24th.

10/21/2026- More nice weather equals another building with a new roof. The crew should have building 3 wrapped up around 5:30 pm.

Tomorrow, building 4 (325/327) will receive roof work. Please have your vehicles out of your garage and off the driveway if you will need them for the day.

We’d like to remind everyone that the crew will be working on Saturdays to take advantage of the nice weather and reduce the time the community will be inconvenienced. There’s currently a slight chance of rain on Saturday, so we’ll monitor the forecast and keep everyone updated on the status of work on Saturday.

10/20/2026- With more beautiful weather in October, the crew is moving along well. They will get building 2 completed and cleaned up by the end of the day and will start on building 3 (329/331) tomorrow. Please plan accordingly if you live in these homes.

Here are some photos of the new roof on building 1 from yesterday. Have a good night!

10/19/2026- Today, the restoration work started with roof replacement of building 1 (337/339). The crew has a few more hours of work and cleanup but will have it completed by the end of the day. You can resume your normal routine as soon as the crew has cleaned up.

Tomorrow, the roofs on building 2 (333/335) will be worked on. Please plan accordingly if this is your home. Notices were taped to the garage doors as a final reminder.

On Monday, October 19th, the restoration work is scheduled to begin. The roof replacements will be the largest and first work to be done. Each building will take roughly one day to complete. Work will start around 7:00 am and end at dusk each day. The crew will move numerically through the community per the project progression map. Before work starts, a paper notice will be taped to your garage door with blue painter’s tape.

Next week, we will begin staging the community with our equipment, materials, and temporary restrooms. We plan to use the street between buildings 10 & 11 as the primary staging area. Roof materials will be placed in the driveways out of the way as best as possible. We’ll have a telehandler on-site to move material around as needed.

When work is scheduled to take place on your building, please have your vehicle out of the garage and off your driveway by 6:30 am to allow crews to begin staging the job site. A dump trailer will be placed in the driveway for the duration of the work and removed shortly after final clean-up. Roofs are expected to take 1- 2 days to complete. If you have a satellite dish on your home that is still active, service will be lost until

How to prepare for a roofing project and what to expect

KEEP CHILDREN AND PETS AWAY FROM THE WORK AREA. DANGER KEEP OUT!

Satellite television service will be disrupted during the re-roofing process. Once the new roof is completed, the dish will be realigned. If you have a dish that is no longer in use, please email or call us and provide your address, and we will remove and dispose of it properly.

Be prepared for the noise. The Crew generally starts early in the morning. There will be constant hammering during the construction process.

Remove all loose items from wall shelves and walls, and ensure all light fixture glass is secure. Hammering creates vibrations that may cause items to shift, move, and fall.

Remove all items from around the exterior of your home. All reasonable efforts are made to protect personal items and landscaping, but construction debris will fall and cause damage to these items. Atlas will be held harmless from any damage to items not moved.

Please move all motor vehicles from your garage and off of your driveway by 6:30 am while work is taking place, if you need them during the day.

Driveways, courtyards, patios, and sidewalks will be covered with debris. All debris will be cleaned up before the crew leaves for the day.

Large delivery trucks may be needed to load and unload materials and dumpsters.

The use of power tools may be needed to complete the approved work. Access to an outlet may be needed. Please notify us if you have any concerns about this.

Daily cleanup of the job site will be completed. Every effort is made to pick up nails. Magnetic rollers are used, but some nails may be hidden in the grass. Please contact the project manager if additional cleaning is needed.

Communication and responsiveness are top priorities. Please feel free to contact us with any questions or concerns. Our mission is to provide high-quality work with as little impact on your community as possible.

Roof cap adaptors used for exhaust ductwork that are connected to the bottom of the roof decking may become dislodged when replacing the vent cap. We suggest owners check their attics after the work is completed and notify us if this occurs. Atlas will be held harmless from any issues arising from the adapters installed in this manner.
