8/11/2025- The crew has been running into several homes on the back of the building with furniture and other items still on the decks. In order to complete the floors, we need all items removed from the area. If you face North, you are on the back of the building. Your stacks are the last to be completed and are currently being worked on. 

 

 

 

8/8/2025- The crew is now on the home stretch and working on the back side of the building. This is the building that faces North. There is a little more prep on this side of the building, as it doesn’t get much sun, which leads to additional moisture issues.

The crew has also encountered a few homes that have not removed their items from their decks. If these items aren’t moved, there’s no way for the floors to be finished. The walls have been painted, but the crew had to keep moving. They will circle back after the rest of the stacks are completed, but if they’re not removed, the floors will not be completed. 

 

 

 

8/5/2025- The crew is moving along well with about 2/3 of the building completed. They will work on the stacks on the East side of the building and then move to the home stretch of the stacks on the back of the building. We are getting close! Thanks for all of your cooperation. We understand the inconvenience a project like this places on the community and truly appreciate your patience. 

 

 

 

8/1/2025- It’s a slow and detailed process, but we’re making progress and everything is looking great! The crew is working on the front courtyard facing Parklawn Ave. We’re hoping to have this area completed by the end of the day tomorrow, so we can start work on the East side of the building. 

 

 

7/29/2025- The project is moving along, but there is a lot to complete on each deck. The crew is starting with painting the siding and trim, then staining the deck floors, and finishing with painting the railings. At this point, the crew is averaging about 12 decks per day. They are currently working on the front of the building and are about to make the turn into the courtyard.

After all of the components are finished, we ask that you wait 24 hours for the product to cure before you move your belongings back onto the decks and patios.

7/25/2025- Yesterday, the majority of the pressure washing was completed. There were a few exceptions as the decks were not properly cleared off. The finishing is nearly complete on the stacks facing the pool. They will continue along the progression map. Please be prepared for the crew to be working tomorrow. 

 

 

7/24/2025- After another rainy day yesterday, we have a nice dry stretch of weather. The pressure washing is about half done. We’re hoping to get this portion finished by today or tomorrow. They have also started the finishing portion of the project. This is a much slower process as the railings take a long time to prep and paint. Please note, the crew will be working on Saturdays to help get through the work. 

 

 

7/22/2025- Today the crew was able to complete the pressure washing to the three stacks facing the pool and west parking lot. Stacks 24, 28/30, and 32/34 are prepped and ready to start finishing. Painters have started on stack 24 and will move to the other stacks as soon as they finish the one they’re on.

The pressure washing will resume tomorrow, starting with the West-facing elevation (Stack above garage entrance A) and then moving to the front of the building. This is the South-facing looking onto Parklawn Ave. They will continue to move per the progression map until all decks and walls have been washed. After the washing is done, the entire crew will be focused on the painting and staining. 

 

 

7/21/2025 – The lift was delivered, and pressure washing has started. It looks like most people cleared their stuff off the balconies, but there are still some decks with personal items on them. Please remove all items from the balconies and patios to ensure your stuff is not damaged. We will be held harmless for any damage to items not removed.

We also noticed that some homes have installed a metal mesh on the railings. In order to paint the railings, they will need to be taken down and put back after the painting is completed.

 

 

 

On Monday, July 21st, the exterior finishing project will commence. This is a very large project that will require your assistance to complete. We will provide regular updates to keep everyone informed of the progress and the next area to be completed. We will do our best to provide as much notice as possible so you can plan accordingly and remove items from your decks and patios before the crew arrives. Please note that there are a lot of variables, so we appreciate your flexibility and cooperation. 

The scope of work includes a light rinsing with a pressure washer to remove all dirt and loose debris. This washing does not include full stripping of the deck floors. The pressure washing needs to take place before any of the finishing can start. The crew will start by pressure washing all units. This process is expected to take a week to complete and will be completed per the progression map below. They will start at the Northwest portion of the building (24 stack) and work counterclockwise around the building. A large boom lift will be used to access the decks above the parking garage door and pool/community deck. Once the areas have dried out (1 or 2 days), the finishing will begin. In order to complete this washing, we will need all personal items removed from the decks and patios. After the washing is complete, you can put your items back on the deck until the finishing starts.

The finishing will also be completed per the progression map, with the crew starting on the 24 stack, then moving counterclockwise to the 28/30, 32/34, etc. Please note a stack is comprised of all floors, i.e., 124, 224, 324. 

The finishing scope of work includes all deck railings, floors except composite or PVC decking, the side and back walls, trim, and deck fascia board. All areas not to be finished will be masked off for protection. The railings will be coated with pro-industrial DTM acrylic (black). The deck floors will be coated with Sherwin-Williams SuperDeck solid brown stain, and the walls and trim will be coated with brown Sherwin-Williams exterior SuperPaint. This is a lot of work and is expected to take approximately 6 weeks to complete. After a few stacks are completed, we will have a better idea of how long each stack will take. 

Finally, I want to make everyone aware that the existing wood deck boards have reached or exceeded their useful life. I strongly recommend this be the last time these boards get finished. Flat horizontal boards are prone to finish failure faster than vertical surfaces and are not warrantable. Below are some photos of the current condition of the deck boards. The coating products are no longer penetrating the wood, and the existing finishes are and will continue to flake and peel. This new finish will buy a little more time, but it will not last long.

There are composite and PVC deck boards that do not require any staining and only require washing for their useful life. Wood decking has become an obsolete material for decking. We identified one deck with this type of decking.
