Asphalt removal and paving notice

All dates and proposed plans are “Weather Permitting” and subject to change with little notice

Both Minnehaha Square Condominiums and Townhouse Homeowners Association will be impacted by the upcoming asphalt replacement project. The project includes the access lane shared by the townhomes and condominium, the finger lanes to the condominium garages, and the parking lot with turnaround between the two condo buildings. 

Before the asphalt work can begin, a section of sidewalk at the townhouse community will be replaced. This concrete work is scheduled for Monday, July 13th. The new concrete will be allowed to cure for 7-days before the asphalt work will begin. On this day, no vehicles can be parked in the spots adjacent to the sidewalk. Once the crew is done for the day, cars can resume parking in these spots. Please keep off the new concrete for 24 hours.

The following week, July 20th through July 22nd, the asphalt work will take place (Weather Permitting). This work will heavily impact your daily routine as all vehicles will need to be out of the garages and off of the asphalt by 7:00 am. You can drive and park on the copacted base and after the first base lift is paved, but all vehicles will need to be off these areas by 7:00 am for the next day of work. 

  • Monday, July 20th, removal of all asphalt and base preparation of all locations.

  • Tueday, July 21st, the fist 2″ base lift of asphalt will be paved on all locactions. 

  • Wednesday, July 22nd, the second 2″ wear lift of asphalt will be paved on all locatons. 

  • Wednesday, July 22nd, (Evening) striping of parking lot spaces and 

On these days please (All timelines are recommendations):

  • Have all vehicles out of your garages and off of the asphalt by 7:00 am on all work days. Garage doors must remain open or detached from the opener on all work days to prevent damage to garage doors and compaction of the new asphalt. 

  • DO NOT DRIVE ON THE FINAL WEAR LIFT FOR AT LEAST 3 DAYS. At that time you may drive directly into your garage. Light foot traffic is allowed after 1 day.

  • DO NOT PARK ON THE ASPHALT FOR 10 DAYS. 

  • Please consider limiting deliveries during this period. 

  • KEEP CHILDREN AND PETS AWAY FROM THE WORK AREA. DANGER KEEP OUT!

  • Be prepared for the noise. Crews start early in the morning. There will be constant noise during the construction process. 

  • Expect access in and around the community to be heavily impacted. The equipment is large and cumbersome. 

  • Avoid turning your wheels when you’re not in motion on the new asphalt (power turn). This will leave tire marks on the surface but is only cosmetic and will smooth out over time. 

  • The new asphalt is tender for the first year. Avoid parking on it for long periods when temperatures are above 80 degrees. 

  • Asphalt is a machine-laid surface that has seams that are sometimes noticeable. The surface texture of hand-laid areas may not be uniform to machine-laid areas due to hand raking.

  • The mix and application for city or state roads is different and uses much larger equipment that reduces the seams, and exposed aggregate and does not include hand raking. After the next two years, proper maintenance should include crack sealing and sealcoating. This will give a more uniform look.
