4/25/2024- At the end of the day, 11 of the 70 homes will be completed. We will have a rain day tomorrow so no crews will be on-site. As of now, Monday, April 29th doesn’t look great but we will monitor the forecast and update everyone if we will or will not be working. Everything has been going really well. Thanks to all for your cooperation and patience during the project. 

 

4/24/2024- Another productive day in Woodbury. The crew is completing the final clean-up of the three buildings from today. We will work on another three tomorrow. Buildings 9, 10, and 11 (7202, 7214, and 7226 Newbury Rd.).

The weather forecast for Friday is still over 50% chance of rain so we will more than likely not be on-site. We will send another update tomorrow with a final decision. 

 

4/23/2024- The crews are still working hard but will finish the three buildings (3,4, and 5) today. Tomorrow we will have three crews on-site again and will complete the roof replacement to three more homes. The next homes up are 6, 7, and 8 (3883 & 3871 Darling Dr. and 7238 Newbury Rd.)

It’s looking like we will have a rain day on Friday so we’re trying to get ahead of schedule as the following week doesn’t look great at the moment either. 

 

4/22/2024- The first day of the project has gone very well. The crew will be finished with buildings 1 & 2 by the end of the day.

We will have an additional crew on-site tomorrow and will work on three homes. Buildings 3, 4, and 5 (3919, 3907, and 3895 Darling Dr.) will have roof replacement completed. Paper notices have been posted on the garage doors. 

 

4/18/2024- We have begun staging the site by having our equipment and trailers brought to the cul-de-sac on Newbury Pl. This will be the staging area for the duration of the project so the equipment will be brought here at the end of each work day. Tomorrow the materials will be delivered for the first group of homes to be worked on. As of now, there is a chance of rain on Monday so we will keep a close eye on the radar and determine if we will be able to begin working. 

The week of April 22nd to April 26th we are projected to start the 2024 roof replacement project. We are projecting to complete approximately two roofs per day. With the job taking 35 working days (Approximately 7 weeks). Weather will be the biggest factor on the schedule.  The crews will be starting on homes 1 & 2 (3943 & 3931 Darling Dr) per the community progression and staging map. 

In advance of work starting, materials and equipment will be staged throughout the community. This will begin on Thursday, April 18th. A skid steer and telehandler will be used to control debris tear-off and to hoist materials onto the roof. Dump trailers will be placed in each driveway and will remain in the driveway until work is complete. All homes being worked on will need to have their vehicles out of the garage and off of the driveway by 6:30 AM. All personal items around the perimeter of the home will need to be removed and stored to avoid damage. Atlas will be held harmless for any personal items not moved in advance of work starting. 

All owners with active satellite dishes will lose service until the new roof is installed and the dish can be realigned. Per the request of the Board, a commdeck dish mount will be installed for an additional cost of $150 to be passed on to the owner. These mounts are used to avoid fastening the dish through the new roof system. If you have a dish on your roof that is no longer in use and you would like it removed and disposed of, please contact the project manager Henry, or email [email protected].

In addition to satellite disruption, when your home is being worked on, please be aware there will be lots of noise and vibrations. Please remove all loosely hung pictures and shelved items of value. Please also check all glass light covers to ensure they are properly secured. A paper notice with what to expect and what is needed from you will be posted on all garage doors before work starts. Please be sure to read and understand the notice and reach out with any questions or concerns you may have.
