5/23/2024- Tomorrow’s forecast has rain above a 50% chance for most of the day. For that reason, no crews will be on-site to work. All homes on Lydia Ln will be completed by the end of the day. Crews will return to Newbury Rd. on Tuesday, May 28th and will work on homes 62, 63, and 64. 6883, 6893, and 6903 Newbury Rd. are up next. If we don’t have any more rain days, all homes will be completed by Thursday, May 30th.
5/22/2024- Today homes 56, 57, and 58 were completed. Tomorrow, Thursday, May 23rd they will finish the remaining homes on Lydia Ln. 6821, 6825, and 6829 Lydia Ln. will be completed. Homes 59, 60, and 61 are up next. Friday looks like another rain day so we’ll monitor the forecast and make the call tomorrow.
Because of the Holiday, we had to deliver the materials for homes 62, 63, 64, and 65. These materials will stay in place until after the Memorial Day Weekend.
5/20/2024- Today the crews are working on homes 53, 54, and 55 (6800 Newbury Rd, 6801, 6805 Lydia Ln.) This means they have turned the corner onto Lydia Ln. Tomorrow the forecast shows a good chance of rain so there will likely be no work. If the forecast holds, homes 56, 57, and 58 will be worked on Wednesday, May 22nd.
5/16/2024- Yesterday homes 44, 45, and 46 were completed. Today the crews are working on homes 47, 48, and 49 (6876, 6874 Newbury Knoll, and 6840 Newbury Rd. Tomorrow Friday, May 17th we will work on homes 50, 51, and 52 (6830, 6820, and 6810 Newbury Rd). This will leave home 53 on Newbury Rd (6800 Newbury Rd.) before making the turn onto Lydia Ln.
5/14/2024- Homes 41, 42, and 43 have been completed. Tomorrow the next three homes on Newbury Knoll will be worked on. (44, 45, and 46) will be completed on Wednesday, April 15th. 6882, 6880, and 6878 Newbury Knoll will be completed by the end of the day tomorrow.
5/13/2024- Today was another productive day and this week’s weather looks good. Tomorrow we will be working on homes 41, 42, and 43. 6930 Newbury Rd. and 6888, 6884 Newbury Knoll.
5/10/2024- We are officially halfway done with the project. Homes 35, 36, and 37 will be completed today. The beginning of next week looks good weather-wise. We will be working on homes (38, 39, and 40) 6950, 6940, and 6930 Newbury Rd. We are now ahead of schedule and should have all roofs replaced before June. Happy Mother’s Day and Fishing Opener. 5/9/2024- Today the last homes on the East side of Woodlane Dr. will be completed. 32, 33, and 34 are the last homes on the East side of the community. Tomorrow, Friday, May 10 homes (35, 36, and 37) will be worked on. 6990, 6980, and 6970 Newbury Pl. are up next.
Now that we’re on the West side of Woodland Dr. we will be placing the telehandler and skid steer in the middle of the cul-de-sac on Newbury Knoll overnight.
5/8/2024- We began working on Newbury Rd. today and completed another three homes. With another nice day tomorrow. We will be working on homes (32, 33, and 34) will be worked on tomorrow.
5/7/2024- The last three homes on Newbury Pl. will be completed today. We are now moving back onto Newbury Rd. Homes (29, 30, and 31) are up next. 7122, 7110, and 7098 Newbury Rd. will be worked on tomorrow. Everything is going very well thanks to all of your assistance and patience.
5/6/2024- Another three homes were completed today (23, 24, and 25) which only leaves three more on Newbury Pl. Homes (26, 27, and 28) 7140, 7138, and 7136 Newbury Pl. will be worked on next. Tomorrow the weather looks a little wet in the morning but looks dry later in the morning. The crews will arrive on-site and monitor the radar. As soon as it looks clear, they will begin working.
5/2/2024- Tomorrow looks like another good weather day so the crews will be back on-site to complete the next group of three homes. 7152, 7150, and 7148 Newbury Pl. will be worked on tomorrow Friday, May 3rd. Our project manager Henry has spoken with all of these owners so they’re ready for our arrival.
5/1/2024- Another three homes (17, 18, and 19) will be completed by the end of the day. Tomorrow has rain in the forecast for most of the day. The crews will not be on site tomorrow but will return on Friday, May 3rd to complete the next group of three homes. 7152, 7150, and 7148 Newbury Pl. are the next up.
4/30/2024- Another productive day before some storms blow in this evening. Today the crews were able to complete another three homes (14, 15, and 16). Tomorrow Wednesday, May 1st the crews will work on the next group of three. Homes 17, 18, and 19 are up next. 7166, 7168, and 7170 Newbury Pl. will be finished by the end of the day.
Thursday, May 2nd looks like another washout so we will likely not be working.
4/29/2024- Today was a little damp but the crews were able to complete two more homes. They will be working on the next three tomorrow Tuesday, April 30th. Homes 14, 15, and 16 (7176, 7174, and 7172 Newbury Pl) will be worked on tomorrow. Wednesday also looks good so we should complete three more then. Thursday is looking wet again so please look for the updates to come.
4/28/2024- The weather forecast for tomorrow is less than a 50% chance of rain with it getting less and less likely as the day goes on. We are planning to work on two homes tomorrow. Homes 12 and 13 (7190 Newbury Rd & 7178 Newbury Pl) will be worked on but the crews will be on-site and determine when they can start. There may be a delayed start. The plan is to continue with three homes per day on Tuesday.
4/25/2024- At the end of the day, 11 of the 70 homes will be completed. We will have a rain day tomorrow so no crews will be on-site. As of now, Monday, April 29th doesn’t look great but we will monitor the forecast and update everyone if we will or will not be working. Everything has been going really well. Thanks to all for your cooperation and patience during the project.
4/24/2024- Another productive day in Woodbury. The crew is completing the final clean-up of the three buildings from today. We will work on another three tomorrow. Buildings 9, 10, and 11 (7202, 7214, and 7226 Newbury Rd.).
The weather forecast for Friday is still over 50% chance of rain so we will more than likely not be on-site. We will send another update tomorrow with a final decision.
4/23/2024- The crews are still working hard but will finish the three buildings (3,4, and 5) today. Tomorrow we will have three crews on-site again and will complete the roof replacement to three more homes. The next homes up are 6, 7, and 8 (3883 & 3871 Darling Dr. and 7238 Newbury Rd.)
It’s looking like we will have a rain day on Friday so we’re trying to get ahead of schedule as the following week doesn’t look great at the moment either.
4/22/2024- The first day of the project has gone very well. The crew will be finished with buildings 1 & 2 by the end of the day.
We will have an additional crew on-site tomorrow and will work on three homes. Buildings 3, 4, and 5 (3919, 3907, and 3895 Darling Dr.) will have roof replacement completed. Paper notices have been posted on the garage doors.
4/18/2024- We have begun staging the site by having our equipment and trailers brought to the cul-de-sac on Newbury Pl. This will be the staging area for the duration of the project so the equipment will be brought here at the end of each work day. Tomorrow the materials will be delivered for the first group of homes to be worked on. As of now, there is a chance of rain on Monday so we will keep a close eye on the radar and determine if we will be able to begin working.
The week of April 22nd to April 26th we are projected to start the 2024 roof replacement project. We are projecting to complete approximately two roofs per day. With the job taking 35 working days (Approximately 7 weeks). Weather will be the biggest factor on the schedule. The crews will be starting on homes 1 & 2 (3943 & 3931 Darling Dr) per the community progression and staging map.
In advance of work starting, materials and equipment will be staged throughout the community. This will begin on Thursday, April 18th. A skid steer and telehandler will be used to control debris tear-off and to hoist materials onto the roof. Dump trailers will be placed in each driveway and will remain in the driveway until work is complete. All homes being worked on will need to have their vehicles out of the garage and off of the driveway by 6:30 AM. All personal items around the perimeter of the home will need to be removed and stored to avoid damage. Atlas will be held harmless for any personal items not moved in advance of work starting.
All owners with active satellite dishes will lose service until the new roof is installed and the dish can be realigned. Per the request of the Board, a commdeck dish mount will be installed for an additional cost of $150 to be passed on to the owner. These mounts are used to avoid fastening the dish through the new roof system. If you have a dish on your roof that is no longer in use and you would like it removed and disposed of, please contact the project manager Henry, or email [email protected].
In addition to satellite disruption, when your home is being worked on, please be aware there will be lots of noise and vibrations. Please remove all loosely hung pictures and shelved items of value. Please also check all glass light covers to ensure they are properly secured. A paper notice with what to expect and what is needed from you will be posted on all garage doors before work starts. Please be sure to read and understand the notice and reach out with any questions or concerns you may have.
