10/3-2023- Yesterday was hot and windy! This was not a typical October day in Minnesota but the crew pushed through to complete the majority of the North side of the building. Today looks to be another hot one, but we should be close to done by the end of the day. The crew was there until dark cleaning up. There may be a few things left that will be picked up today.

The vent rework and attic inspections of the north-facing homes were also completed during the roof replacement. The attics looked good overall with the main issues being how the vents are connected inside. The vent rework consisted of cutting out the bad sheathing and installing the metal roof cap adaptor to the top of the sheathing instead of the bottom which causes condensation to deteriorate the wood sheathing. By installing the roof cap adaptors to the top the air is allowed to be vented directly outside without coming in contact with the wood sheathing. 

 

9/28/2023- Tomorrow, Friday, September 29th. all materials and equipment will be delivered in advance of the work starting on Monday morning (10/2/2023) at 7:30 a.m. We kindly ask that you don’t park in the parking spots located on Flycatcher Ln in front of building 1 (6701-6739 Flycather Ln) starting tomorrow morning at 7:00 am. After the items are staged cones and caution tape will be placed around the staging area. On Monday morning, the outbound lane will be closed off during working hours to provide additional space for the crane to operate. 

 

 

On Monday, October 2nd at 7:30 a.m., the roof replacement project is scheduled to begin. The project is expected to take 2-4 days to complete, weather permitting. The crew will start on the East side of the building (Foliage Ave side) and work their way to the West side (Florissant Path side).

For the duration of the project, the parking spots in front of the building on Flycatcher Ln will be used for equipment and material staging. There will be NO PARKING allowed in this area until the project is complete. During work hours, 7:30 am to 7:00 pm the outbound lane on Flycatcher will be blocked off to provide additional space for the crane to operate.

A 50-ton crane will be utilized to control the roof tear-off and to hoist materials onto the roof. The crew will do their best to limit debris from falling to the ground but there will be some. Members of the crew will be on the ground and will clean up as needed with the use of magnets. The magnets will pick up most of the nails but there are always a few left in the grass. A thorough cleanup of the site will be completed when the roof work is complete.

The parking garage entrance will remain open during the project. On the day work is taking place on this side of the building, there will be a crew member on the ground to direct traffic as needed.

As part of the scope of work, the exhaust vents will be reworked to ensure they are properly installed and connected. This includes the dryer vents, bathroom, and, kitchen exhaust vents. This process will consist of cutting out the wood decking “sheathing”. When the sheathing is removed a brief visual inspection of the attic will be completed to identify any obvious issues. A new roof cap adaptor and piece of sheathing will be installed. This will prevent the vents from becoming detached and exhausting warm air into the attic.
