10/20/2022- The roofing work is completed! A detailed inspection will take place tomorrow and any dishes approved for removal that were missed by the roofing crew will be removed during the inspection. Any remaining cables will be cut and removed as well.

The excess materials have been removed and the large forklift and on-site restrooms have been requested for pickup.

The last dumpster in the street is scheduled for pick up later this afternoon. Thank you for your patience and cooperation during this project. 

 

 

10/14/2022- Unfortunately, due to the weather today, we will not be tearing off the next building. The crews will be on-site to button up the previous buildings but will not be starting on a new one. At this time of year, the weather is going to be our biggest variable. 

 

10/13/2022- After today, buildings 1, 2, 3, 4, and 5 are expected to be complete. Building 6 will start tomorrow and next week, buildings 7, 8, and 9 will be worked on and likely completed. This will conclude the roofing replacement. 

 

 

 

10/12/2022- Due to the rain today, we had to stop working on the roofs. The crew will return tomorrow and pick up where they left off. Buildings 1, 2, and 4 are or are nearly completed. If the weather allows, we could be done with the roofs by the end of next week. 

 

 

10/10/2022- There has been a change of plans. Instead of working on a single building, the large crew will break up and work on two buildings. The crew foreman feels this will work best. Sorry for the inconvenience and short notice. 

 

 

10/3/2022- The Northgate shingles have been delivered to our supplier. Next Monday, October 10th. the roofing crew will be on-site to begin the roof replacement on building 1. They will move numerically through the community until they finish building 9. Over the next week, we will have materials delivered in advance of the crew’s arrival on Monday morning.

We are expecting the larger five and six-unit buildings to take 2-3 days to complete. The two and four-unit buildings should be completed in a day or two. Paper notices will be taped to your garage door the day before work will begin at your building.

On the day your home is getting worked on, please expect there to be a lot of noise, and debris. A thorough clean-up of the premise will be completed at the end of each day as well as a final walkthrough after all buildings are completed. 

On all days your building is getting worked on Please:

  1. Remove all personal items from the perimeter of your home.

  2. Remove your vehicle from your garage and off of your driveway prior to the crew’s arrival. 

  3. Remove any loosely hung valuables as the vibrations from the work may cause items to shift and fall. 

  4. Plan for and expect there to be disruption to your satellite service

 

9/8/2022- Our material supplier informed us that all of the siding and accessories were in. This is why we posted for building 1 and sent out the update. When the delivery was made, we noticed there were missing accessories for some of the buildings and we had to change plans and work with what was delivered. With that said the crews are jumping around from building to building to complete what they can. We apologize for any inconvenience this has caused.

All buildings except 5 & 8 were identified as having some amount of damage from the hail. The following outlines which elevations for each building will have work completed:

Building 1 (1509-1519): Rear and left elevations

Building 2 (1521-1531): Rear elevation

Building 3 (1533-1539): Rear and left elevations

Building 4 (1541-1551): Rear and left elevations

Building 6 (1565-1573): Front, rear, and left elevations

Building 7 (1575-1577): Front elevation 

Building 9 (1589-1599): Front elevation

 

 

On May 11th, 2022 a storm with damaging hail impacted your community. All of the roofs were damaged and have been approved for replacement by an approved insurance claim. We are still waiting for the shingles to become available. If they do, we will get the roofs replaced before winter but if they don’t, the roofs will have to wait until next spring. Please note the damage to the shingles from the hail does not leave the roof susceptible to leaks. 

In addition to the roofs, select elevations of siding on buildings 1, 2, 3, 4, 6, 7, and 9 have also been approved. Because the CertainTeed Encore siding is still available only the sides damaged by the hail were approved for replacement. The materials for these repairs are now available. 

The siding repairs on building 1 will begin on Wednesday, September 7th. around 7:30 am. On building 1 the left and back sides of the building will be repaired. Please follow the request of the posting and remove all of your personal belongings from around the areas to be worked on.
