6/27/2023- The deck crew is currently working on building 15 and will have it finished by the end of the week. The HVAC crew will be back out to reconnect the condensers on Thursday morning 6/29.
The last building, 16, falls on the week of the Fourth of July. Because of the shortened week, we will be completing this building on a slightly different schedule. Next week 7/3-7/7 the deck crew will only work on the end decks that do not have condensers on them and the steps and landings. On the following Monday, July 10th the condensers will be disconnected so the decks can be replaced. The HVAC crew will return on Thursday, July 13th to complete the reconnects.
6/20/2023- The deck crew is currently working on Building 14. Because the last three buildings have two fewer homes NCS will be on-site on Thursday 6/22 to reconnect the AC condensers. Again, thank you for your patience and cooperation. With the temperatures well above average, we understand the inconvenience of not having air conditioning and are doing what we can to limit the time without.
Next week 6/26-6/29 building 15 will be completed. The HVAC crew will begin by disconnecting the 8 condensers on the decks. They will return on Thursday 6/29 to reconnect them. The deck crew will complete the deck work Monday through Thursday. The following week is a Holiday week so we will adjust our schedule accordingly. Another update will be sent out next week with the Fourth of July plan.
6/13 Last week the deck crew and HVAC crew completed building 12. This week they are working on Building 13. The AC condensers were disconnected yesterday and are scheduled to be reconnected on Friday, June 16th. This is the shortest amount of time we can leave the residents without AC and appreciate your patience as we understand how hot the temperatures are and will continue to be moving forward.
The deck crew may jump to the next building and start work on the end units that don’t have condensers on them as well as the stairs and landing.
6/2/2023- Buildings 10 & 11 are completed and the AC condensers have been reconnected. There were five homes on building 11 that required select joist replacement. In order to replace the joist the wires powering the lights on the support posts needed to be disconnected. These will be rewired next week.
Next week building 12 will be worked on with the hopes of getting it completed. On Monday, June 5th NCS will be on-site at 7:00 am to begin disconnecting the AC condensers so the deck crew can complete the decks. They will be back on-site on Friday, June 9th to reconnect them.
It’s our intention to stick with this plan for the remaining 5 buildings. Disconnects will take place on Mondays and reconnects will be completed on Fridays. Weather and concealed conditions will be the biggest variables and may require a change in plans.
5/30/2023- Today NCS is on-site working on reconnecting the AC condensers for the homes that have had the deck work completed. They will be back tomorrow morning 5/31 to disconnect the Southside of building 11. If there are still ACs that need to be reconnected, they will start working on those after the disconnects are completed.
The deck crew is working on buildings 10 and 11 Southside steps and will focus on the Southside decks of building 11 for the rest of the week.
NCS will be back on-site this Friday 6/2 to reconnect the condensers of the homes with completed decks. They will also be back on Monday, June 5th to disconnect all of the condensers on building 12.
5/19/2023- The HVAC tech was not able to complete all of the disconnects yesterday due to the rain. NCS will be back on-site Tuesday, May 23rd to disconnect the two units that weren’t disconnected. They will also circle back and begin reconnecting the condensers on the decks that have been completed.
The deck crew has completed the decks on the North side of Building 11 and will begin working on the North side of Building 10 next week.
5/10/2023- The deck crew is finishing up the South side of Building 8 and moving onto the North side of Building 11. NCS will be back on-site this Friday, May 12th to try and reconnect all of the AC condensers that have had their decks replaced. They will be back on-site Tuesday, May 16th to disconnect the next group of AC condensers in advance of the deck work. All of Building 10 (7605-7617 Parkridge Ln & 14611-14623 Sumter Ave.) will be disconnected on this date. Please look for the notices posted on your garage door for your time slot for this work.
We understand the inconvenience of not having air conditioning and are doing our best to keep it as short as possible.
5/3/2022- New Century Service (NCS) was on-site today disconnecting the South side of building 8 as well as the North Side of building 11. After these are disconnected they will begin reconnecting the AC condensers at the homes with completed decks. They will be on-site for the rest of the week completing the reconnections. As a friendly reminder, your AC condenser’s fins should be cleaned off on a regular basis. Allowing them to collect cottonwood and other debris will prevent them from functioning properly and causes them to work harder than needed. They will reduce efficiency and cause them to fail sooner. Regular maintenance is required to assure your system will work when needed and efficiently.
The deck crew is working on the South side of building 9 and will be moving onto the South side of building 8 shortly. Once building 8 is complete, they will jump across the street to the North side of building 11. We are doing our best to limit the time you will be without air conditioning but there will be some inconvenience due to the poor design of installing the condensers on the decks.
5/1/2023- The weather in April hasn’t been great. The North sides of buildings 8 & 9 have had the new decking installed. The HVAC vendor has started reconnecting the AC condensers on the North side of building 8. They will be out later this week to reconnect more.
The carpentry crew will be working on the South side of Building 9 (7620-7608 Parkridge Ln) and then moving to the South side of Building 8 (7504-7546 Parkridge Ln). The HVAC crew will be disconnecting the South side of building 8 later this week.
Please note paper notices will be taped to your garage door prior to any work taking place. Until your home has been posted, you do not need to take any action. The carpentry crew is completing 2-3 decks per day.
4/11/2023- With the snow finally gone, we hope, we will pick up where we left off last year. The first building will be 8 as shown on the project plan map. We will start on the eight units on the north side of this building. Units 7503 through 7545 Parkridge Way.
Many of the homes have AC condenser units mounted on the decks. As part of the project, the condensers will need to be tested for proper function, disconnected, moved off of the decks, and then reconnected after the new deck boards are installed. This will disrupt your air conditioning. “you will not be able to use your AC”. This work will be done in advance of the decking replacement work. The company that will be completing this work is New Century Systems (https://www.ncs2000.com/)
We will begin by disconnecting the AC condensers on the first eight homes. This work will begin next Monday 4/17/2023 at 7:00 am. We will be posting notices with each unit’s scheduled time slot.
After the condensers are disconnected, a separate carpentry crew will begin the decking replacement. In order for this to happen you will need to remove all of your personal items. They will detach the existing railings and set them aside to be reinstalled after the new decking is installed. During the work, you will not be able to use your deck. While your deck is being worked on, you will not be able to park in your driveway as the crew will need clear access to the work area. This work creates a lot of congestion on each street so please be patient and use caution.
11/4/2022- The last building of the year was started but it will take a few weeks to complete. This building has 16 homes and has stairs and landings on the sides of the building. Once this building is complete, we will be done working on the decks until next spring.
The HVAC techs were on-site yesterday and today and were able to reconnect all of the condensers up to building 7. This means building 1 through 6 are completed except for some detail work that will be completed over the next few weeks. We have the crew there today, replacing the fascia boards at one of the homes that needed to have the beam replaced.
10/27/2022- The deck crew is currently working on building 6 and is looking to complete it by the end of next week. The last building to be completed this year is building 7. This is the biggest building and has stairs on both ends so it will likely take three weeks to complete. If all goes well, we should be wrapped up for this year by Thanksgiving. The detail crew will be on-site tomorrow to complete any trim and siding repairs on buildings 3, 4, and 5.
New Century Services, the HVAC company completing the disconnecting and reconnection of the condensers asked me to inform all residents that many of the condensers are very dirty with the fins covered in dust and cottonwood. When your condenser is dirty, it causes the system to work hard and is less efficient. When the fins look like this the system is choked out and can breathe properly. It’s good practice to clean your condenser twice a year but for sure at least once, after the cottonwood is done.
10/19/2022- The deck crew has completed the decking replacement on building 4 and has started on building 5. A separate detail crew will be following the decking crew to complete any trim or siding repairs.
On Friday, October 21st. the HVAC techs will be back on-site to reconnect the AC condensers on building 4. Once the decking crew is done with building 5, they will return to connect this building’s condensers.
We are still hoping to complete two more buildings this fall, 6 & 7. The HVAC techs will be on-site next week to disconnect the next group of condensers. We are now getting temperatures too low to properly run diagnostics on the condensers prior to disconnecting them. This means we will not be able to tell if the condensers are low on refrigerant and will only be able to pump what refrigerant is in the system back into the condenser. This means the systems will be reconnected as they were prior to the disconnection.
10/12/2022- Yesterday the HVAC techs were on-site and reconnected all of the condensers on the decks that have been completed. Once the deck crew gets a few more completed, they will return to reconnect.
The deck crew has finished building 3 and is working on the North side of building 4. They are looking to be completed this side of building 4 by the end of the week.
10-6/2022- The deck crew is working on replacing the glulam beam at 7602 Southridge Ct. today. As you can see, this is quite the undertaking but is necessary as the beam was coming apart causing it to sag in the middle.
10/5/2022- Buildings 4 & 5 had their AC condensers disconnected yesterday. Today the HVAC techs are back on-site to continue reconnecting the condensers on the decks that have been completed. They will return another day next week to continue the reconnection process.
The deck crew is working on the west side of building 3 (7528, 22, 16, 10, and 04 Southridge Ct.) as well as the stairs and landings on the sides of the building. They have started working on three decks per day but given the variables with each deck, all three may not be completed in a day. We will continue working on the decks for as long as the weather will permit.
After this week, buildings 1 & 2 should be complete. We have identified at least one glulam beam that will require replacement. The plies of the engineered beam are starting to delaminate. This will slow the process down but needs to be done. Next week, building 3 will start and is expected to take a week and a half to complete. We will move to buildings 4 & 5 once building 3 is complete.
At this point, we are going to schedule the next round of AC condenser disconnects. Buildings 4 & 5 are on the schedule for next Tuesday & Wednesday, October 4th & 5th. Notices will be posted on garage doors tomorrow with your time slot. If you are able to be home during this time, that is ideal but if you can’t please turn your fan setting to on, run, or constant on your thermostat. Unfortunately, when the outside temperature goes below 60 degrees, getting accurate readings during the diagnostics is not possible. Ideally, the temperature would be at or around 70 to get the best results.
9/20/2022- Yesterday the deck crew worked on 7628 & 7626 Southridge Ct. They will be working on 7624 & 7622 today. As you’ve seen, there is a lot of equipment and materials needed to complete the work. This will heavily impact your ability to move in and around your home if you live on that street. Please make sure you have your vehicle out of your garage and off of the driveway by 7:00 am to allow clear access to the deck and room to stage the site for the day.
On Friday, September 23rd, the homes that had their deck boards replaced will have the condensers reconnected. You do not need to be home for this work unless your condenser was low on refrigerant. You will be contacted directly if your condenser was found to be low.
The remaining homes of buildings 2 & 3 were posted to have their AC condensers disconnected next Monday, September 26th. Please make arrangements to be home or change the fan setting on your thermostat to (On, run, or constant).
9/16/2022- The deck crew is able to complete two decks per day. Unfortunately, they are going a little slower than we hoped and were not able to get to all of the homes that had their ACs disconnected during the first round. On Monday, September 19th, 7628 and 7626 Southridge Ct will be completed. Tuesday will be 7624 & 7622, Wednesday will be 7610, and Thursday will be 7608 & 7606. This will be all of the homes that currently have their ACs disconnected.
On Friday, September 23rd New Century Services will be on-site to reconnect these ACs. That following Monday, September 26th they will return to disconnect the remaining 19 condensers on buildings 2 & 3. New notices will be posted on garage doors with your slotted time. The forecasted highs after 9/20 are at 70 degrees or below. We can not control the weather and understand the inconvenience this puts on the owners when we have temperatures well beyond average but this process is required to complete the decking replacement.
9/13/2022- The deck crew has started and was able to complete two full decks, stairs, and landings. After a few more decks they will likely be able to complete at least one more per day.
On Friday, September 16th, we will have the HVAC techs back on-site to begin reconnecting the condensers. Fortunately for this process, we do not need anyone to be home unless your unit was found to be low on refrigerant. I will contact you directly to inform you if this is the case. If you don’t hear from me, your unit was found to be functioning properly with an adequate level of refrigerant.
The next round of disconnecting will take place on Tuesday, September 20th. On this day we will disconnect the remaining 19 condensers on the first three buildings i.e. buildings 2 & 3. I will repost new notices on the garage doors for your projected time slot. The only thing that could impact this would be heavy rain or storms.
9/7/2022- Only in Minnesota will we have a high of 89 on Thursday and a high of 69 on Friday. Because of the above-average temperatures over the next few days, we have decided to stop disconnecting the AC condensers. 12 homes were disconnected yesterday so unfortunately, they will be without AC for the next few days but are ready for the deck project to begin on Monday, September 12th. The lows are in the mid-sixties so there will be some relief from the day’s high temps and decent sleep weather.
I will need to work with the HVAC company to reschedule and finish disconnecting the units. I will update and repost notices on the garage doors once a new plan is in place.
9/9/2022- Most of the materials and equipment have been delivered. The deck crew will begin the process of replacing the deck boards on Monday morning. To begin they will tackle two decks at a time and see how they go. As a process is put in place they will likely be able to complete more per day. Homes 7652 and 7650 will be the first to be completed. They will work in the manner shown on the map with the purple arrows.
I would like to apologize to the 12 homes that had the condensers disconnected on Wednesday. I know this was bad timing and feel bad about the position you were put in. We needed to get some of the condenser disconnected so the decking could be replaced and I had to work around the HVAC company’s availability. As soon as about five decks are completed that have condensers on them, we will begin reconnecting them. I will send out another update and post notices for this as well. We will also have to schedule the next round of disconnection with the hope we don’t have way above-average temperatures.
9/4/2022- After the AC condensers get disconnected next week, the decking crew will begin the decking replacement work. On Monday, September 12th the decking crew will begin working on 2 to 3 decks per day with work starting on building 1. They will start on homes 7652 & 7650 and work their way south. As they complete more decks, they will likely get into a groove and will be able to complete more per day. The process will consist of detaching the railings and setting them aside to be reinstalled, removing the AC condenser from the deck, in some cases, cutting the decking loose from underneath the privacy walls, and then installing the new Trex decking. After the decking is installed, the condenser will be placed onto the deck and the railings will be reinstalled. After around 6 condensers are ready to be installed, we will schedule the reconnection of the condensers to complete the project work process.
The association’s Board of Directors has approved the replacement of the deck boards to all decks, stairs, and landings on the 16-row-style buildings within your community. The existing railings will be detached and reset. “NO NEW RAILINGS WILL BE INSTALLED”. All of the work will not be completed in 2022. The plan is to start with buildings 1-7 (see map) before the snow flies and then pick back up in the spring to complete the remaining 9 buildings.
This project will require the cooperation and availability of all owners and tenants living in these homes. ALL ITEMS WILL NEED TO BE REMOVED FROM THE DECKS PRIOR TO THE WORK STARTING.
