9/2/2022- A big round of applause and THANK YOU to Tony and the crew! The shingles are all installed. They will clean up as best as they can tonight but the final thorough cleaning will take place on Tuesday, September 6th. Over the course of next week, we will work on removing the debris, equipment, and any job-related items.
The gutter crew will continue working clockwise on the building and will finish in the front of the building. They are currently working on the Ease side of the back courtyard. We are expecting to finish the gutters by the end of next week.
8/31/2022- Today we started back up on the West wing and made great progress. We may be able to finish this wing tomorrow but for sure on Friday. At that point there is only the middle section remaining which we have a few areas completed already. We are on schedule to finish on Tuesday or Wednesday of next week.
The gutter crew arrived today and was able to complete the gutters on the west wing front courtyard. They will be working on the west side of the building, working their way clockwise around the building. Once the gutters are installed the work is complete. We will still be doing a thorough walkthrough to clean up the grounds.
8/30/2022- The East wing of the building has been completed. The crew worked on the Eastern section of the middle roof today as we work around the cranes’ schedule. The crane will return tomorrow and set up on the West side of the parking lot. We will restart on the West wing tomorrow 8/31 and will continue on this area of the building until it’s complete. Please remove all of your items if you are on this side of the building in advance of the work starting.
Once we finish on the West wing, we will continue working on the middle section of the building. We will be reworking the attic vents in this area of the building to improve the attic ventilation. This work will slow the progress down but we are still looking to finish by the end of next week.
We acknowledge there is some debris from the project around the community. We are doing our best to clean up as we go but will be completing a thorough cleaning of the entire property once the roofing is completed.
With the nice weather, we are making good progress on the East wing. After today, we will be close to half done with this section of the roof. Please review the plan map to get an idea of where we’re currently working and where we expect to be working tomorrow. Another friendly reminder, please remove all personal belongings from your balconies and ground-level patios. Debris is falling and we don’t want anyone’s stuff to get damaged or scuffed with black marks from the shingles and tar paper. Thanks again for everyone’s cooperation.
8/23/2022- With the loss of a few days due to the weather, we will need to change plans. The large crane is only available until August 30th. This is the only crane that will reach the Southwest and Southeast corners of the building. With that said, we will need to change gears and begin working on the Southeast corner to make sure we complete the furthest areas with the 90-ton crane. We apologize for the shore notice but we need this piece of equipment to complete the work before it’s no longer available. We will have a smaller crane brought in or we will use the large telehandler to complete the rest of the roof.
To ensure you don’t have any damage to your personal property, we strongly encourage you to remove all items from your balconies and lower-level patios. Debris will fall from the roof so please protect your belongings by bringing them inside of your homes.
8/23/2022- The crew is nearly half done with the West wing of the building. They will likely finish this wing in 2-3 days. The process of using the crane does slow us down but they are starting to get a good system in place. There’s a chance of rain tomorrow but as of now, it looks to be a small chance. Fingers crossed we don’t have another day impacted by the weather.
8/19/2022- The roofers will be on-site working on some of the smaller roofs like the gazebos and coupulas that can be reached with the telehandler. We will not have the crane operating and will not be tearing off a large section of the main building roof due to the chance of brief heavy showers. They forecasted small heavy pockets of rain and we can risk having the main building roof exposed for obvious reasons. Next week looks really nice so we will be able to make a lot of progress! Not the best start but no reason to play with fire and expose the main building to a heavy downpour.
8/18/2022- Due to a chance of rain above 50% until around 1:00 pm we will not be completing any roof work today.
Tomorrow doesn’t look great either but as of now, it’s less than 50% so we will see how it looks tomorrow morning.
8/17/2022- Day one went a little slower but there is always a learning curve with a new project. The crane was used in the removal and material hauling which is a slower process as well. There’s a lot going on so we appreciate your cooperation and patience when moving around the community.
Even with the crane, debris will fall around the building so we respectfully request that people remove their personal items from the balconies and ground-level patios when work is taking place on your section of the building. We also ask that people follow the signs on the service doors and DO NOT USE them during working hours. We don’t want anyone to get hurt by debris. There are crew members on the ground cleaning up as fast as possible but there will be nails and sharp metal at times.
The weather looks like it may impact our progress over the next two days so we will likely not complete as much as planned originally. We were only able to complete the furthest Southwest corner today. There is still a large portion of the Southwest corner to be completed.
8/16/2022- The materials and equipment have mostly been delivered. We have two guys on-site starting the process of removing the fasteners for the gutters. This is done in advance of the roofing to allow the roofing crew to replace the gutter apron during the roofing process. Once the shingles are installed we will have the gutter crew begin installing the new gutter system.
Tomorrow morning will be the official start of the project. The crane will arrive at 6:00 am to begin setting up for the 7:00 am start. This will begin the noisy, inconvenient, long project. Please look for notes posted on the service doors in the stairwells and do not use the doors when work is taking place in this area of the building.
Over the next week, equipment and materials will continue to be delivered in advance of the project’s start. On Wednesday, August 17th the replacement of the roof will begin. The crew will be starting on the Southwest corner of the building and will complete the west section of the building before moving on to the next area. We are expecting this section of the building to take 3-5 working days to complete. Because this is the first area to be worked on, it may take longer than the others as we get into a groove. We are expecting to be completed with the roof in around 3 weeks.
During the project, access around the community will be heavily restricted with the entire parking lot being a do not enter zone. Access in and out of the parking garage will remain open for the duration of the project.
A 90-ton crane will be used to lift materials onto the roof and to control the tear-off. Even with the crane, debris will likely fall off of the roof so, please refrain from using the service doors in the stairwells as well as lower level patio doors.
This project will be very loud, especially for the homes on the third floor so please plan accordingly. The crews will be working very long days with workers arriving at 7:00 am. They will continue working until dusk to accomplish as much work as possible each day. This will reduce the overall length of the project and the time the community is inconvenienced.
