7/10/2026- The paving crew arrived this morning and attempted to start installing the asphalt. Unfortunately, the original and existing sub-soils and base is very poor and unstable. The equipment started to sink when they entered the area. For that reason, they needed to pull off the project until further notice. The condition of the base remains unknown until the asphalt is removed.
At this point there are two options that have been presented to the Board.
1) Option one is to have the prep crew return, remove 6″ of the current base and haul in 6″ of new compacted class 5. This would be approximately 873 tons of materials hauled out and brough in.
2) Option two is to leave the existing base exposed and wait approximately two weeks to see if the base will dry and firm up.
At this point we ask that all owners refrain from driving in these areas to avoid getting stuck.
We will provide updates as information becomes available and let you know what the Board has decided. We are very sorry for the inconvience the poor base at your community has created.






7/9/2026- After an extremely long day, the crew removed the asphalt at all 6 locations. Unfortunately, after removing the asphalt, the paving superintendent determined some sections are too soft to pave tomorrow and need time for the sub-soil to dryout and firm up. Luckily, this weekend’s forecast calls for no rain, sun, and heat.
For that reason, we need to adjust which sections will be paved tomorrow and on Monday. Below is an updated map showing which section will be paved tomorrow (red phase), and which need to be paved on Monday, July 13th (green phase). We apologize for the inconvenience and possible confusion. Adjusting the sections will allow for a better, longer lasting final product for the community. Please review the attached map and table below for the updated paving phases.


7/8/2026- We tried to hold out hope for today, but nfortunately, the rain has caused us to cancel todays work. In an effort to keep the same paving timeline, the plan is to have a larger crew on-site tomorrow, and they will attempt to remove the red and the green phases by the end of the day tomorrow.
If they can’t get all of the green phase removed tomorrow, they will return on Friday, July 10th, and continue the removal and base prep while the red phase is getting paved. If we don’t have any more weather delays, the paving of the green phase will take place on Monday, July 13th.
To simplify for tomorrow, all owners in both phases, should prepare for work to be completed by having all garage doors open or detached from the opener and all vehicles out of garages and off the asphalt by 7:00 am. We apologize for the inconvience, but mother nature does what she wants, not what’s convient for us.

7/7/2026- Tomorrow, 7/8/2026, the first round of removal and base preparation is scheduled to start. There’s currently a slight chance of rain, but we will proceed as if work will begin. Additional updates will be sent out if weather impacts the work.
If you live on Dorset, in the red phase, please be prepared for the crew’s arrival tomorrow morning by having your garage door open or detached from the opener so it can be opened manually. All vehicles must be out of garages and off the asphalt by 7:00 am


7/2/2026- Due to recent weather delays, the project schedule requires a change. We apologize for the inconvenience. Below are the updated dates, maps and table.
6/26/2026- On Wednesday, July 8th, a four-day asphalt project is scheduled to begin. Select finger streets on Dorset Lane and Hampshire Lane will be removed and replaced. Atlas and our partner vendor ACI will provide updates and complete the work. The crew will arrive around 7:00 am on all work days. Please have all vehicles out of your garage and off of the asphalt before the crews arrival.

On Wednesday, July 8th, the project will begin by removing the asphalt on three finger streets on Dorset Lane.

On Thursday, July 9th one more finger street on Dorset Lane and two on Hampshire will be removed.

On Friday, July 10th, paving will take place on the Dorset Lane finger streets removed on Tuesday.

On Monday, July 13th, paving will take place on the one finger street on Dorset Lane and two on Hampshire Lane.
Please see the table and maps below for locations and the dates your home will be completed.
This will require your cooperation and patience as access to your home and garage will be severely impacted. Keep off newly paved asphalt for at least 24 hours to avoid footprints and scuffs. For cars, wait a minimum of 3 days before driving on it, and up to14 days before parking. Avoid turning your wheel when your vehicle is not in motion. This is referred to as power turning and creates a lot of friction on the asphalt that will leave marks. The new asphalt will remain tender for the remainder of the summer and will be softer when temperatures are above 80 degrees.
Garage doors must be open or detached from the opener for the removal and paving days.
