9/27/2024- The first two days went well but were a bit hotter than your typical September fall days. The crew will be back on-site today to complete the porch roofs and the small roofs on the side of the building. The work with the crane is done with only details left on the main part of the roof. As a reminder, the parking garage will be closed to allow the lift to be placed in the driveway from 9:00 am to noon.
During the roof replacement, all 56 exhaust vents and dryer vents were reworked and installed properly. This process included cutting out and replacing the wood sheathing around the vent penetrations. One of the crew members got inside the attic to reconnect the ductwork to the metal roof cap adaptor. These locations have been the main source of leaks over the years but with the reworked vents this will resolve the issue. Thanks again for all of your cooperation and patience during the project. The crew will do a final clean-up after completing all the work.
On Wednesday, September 25th at 7:00 a.m., the roof replacement project is scheduled to begin. The project is expected to take 2-3 days to complete, weather permitting. The crew will start on the Back side of the building (North Side) and will complete the Front side of the building (South Side) on Thursday, September 26th.
The small eyebrow roofs on the East and West sides of the building will be completed on Tuesday, September 24th. Ladders and/or a man lift will be utilized for these small roofs. While work is taking place on the small roofs over the parking garage door. Please use caution and park on the street until the work and equipment have been moved and completed.
If you currently have a satellite dish on the roof that is no longer in service and can be removed and disposed of, please email [email protected] and provide your address so it can be removed. If your dish is still active, a new com-deck dish mount will be installed to properly install the dish. You will lose service for the day as a third-party vendor will be used to realign the dish.
For the duration of the project, the parking spots in front of the building on Flycatcher Ln will be used for equipment and material staging. There will be NO PARKING allowed in this area until the project is complete. During work hours, 7:00 am to 7:00 pm Flycatcher Lane will be blocked off to provide additional space for the crane to operate.
A 50-ton crane will be utilized to control the roof tear-off and to hoist materials onto the roof. The crew will do their best to limit debris from falling to the ground but there will be some. Members of the crew will be on the ground and will clean up as needed with the use of magnets. The magnets will pick up most of the nails but there are always a few left in the grass. A thorough cleanup of the site will be completed when the roof work is complete.
The parking garage entrance will remain open during the project. While the work is taking place on this side of the building, there will be a crew member on the ground to clean up direct traffic as needed.
As part of the scope of work, the exhaust vents will be reworked to ensure they are properly installed and connected. This includes the dryer vents, bathroom, and, kitchen exhaust vents. This process will consist of cutting out the wood decking “sheathing”. When the sheathing is removed a brief visual inspection of the attic will be completed to identify any obvious issues. A new roof cap adaptor and piece of sheathing will be installed. This will prevent the vents from becoming detached and exhausting warm air into the attic.
