8/27/2024- Unfortunately, with the bad storms last night and this morning, the start of the work has been delayed. At this time the plan is to start late and get phase two completed. Yesterday the crew saw cut as much of the asphalt in phase one to get ahead given the forecast. Please assume work will take place later this morning and do not park in your driveway or garage if you will need your vehicle for the day. 

 

 

8/19/2024- We have received notice from ACI that the asphalt patching has been scheduled for next week and will be completed over two days. On Monday, August 26th buildings 1, 2 & 3 will be completed. The following day Tuesday, August 27th buildings 4, 5 & 6 will be completed.

On these days please have your vehicle out of your garage and off or your driveway by 7:00 AM if you will need them for the day. Unlike the concrete, you do not need to keep off of it for five days. The patch will remain soft until it cools but can be driven over after 24 hours. Please avoid turning your wheel when you’re not in motion as this creates friction that will leave marks on the new asphalt. Over time these marks will smooth out as the asphalt wears.

8/8/2024- As many of you have noticed, there is a difference in height between the asphalt and the concrete that varies from home to home. It’s difficult to know how this will look until the concrete forms are installed. Asphalt is a material that does not cure to a ridged shape and will change with the settling of the sub-soils and compress when driven over repeatedly. The new concrete aprons were poured with a slight pitch away from the garage and shaped with flat form boards to create an even slab from end to end.

To correct this issue the Board of Directors has approved having ACI Asphalt to cut out a 2′ strip of asphalt and pave it back with hot asphalt mix. After the asphalt is cut the wood form board will be removed which will allow the new asphalt to be paved tight to the concrete edge. This will eliminate any lip and create a smooth transition from the asphalt to the concrete. All homes will receive this work to ensure a uniform look and smooth transition of the two materials.

This work does not have a scheduled date yet but is expected to be completed in the next 3-4 weeks. Additional updates and notices will be provided before any work starts. 

 

8/1/2024- With the threat of rain today the crew will not be pouring any concrete today. To ensure the project will be wrapped up tomorrow, the crew spoke with the owners on the back side of building six to see if they would remove the asphalt and prepare everything for tomorrow’s pour.

Tomorrow all of buildings 5 & 6 will be poured and finished. This will conclude the project. Please take down the caution tape after the five-day period has ended and I will stop by and pick up all of the stakes. 

 

7/31/2024- Today was a hot long day with a burst of rain but everything is well. The crew stuck around late to ensure everything turned out. After the rain, they went back and refinished the concrete. It is now rain-safe and will be good for the rest of the night. If there is an issue it will be addressed promptly.

They will move on to building 5 and the front half of building 6 per the project map tomorrow. 

 

 

7/30/2024- Today was a very productive day. The crew was able to complete the front of Building 1 and all of Building 2 per the project map. The new aprons look great!

They will work on buildings 3 & 4 tomorrow and notices were posted on all of the garage doors.

On homes where asphalt aprons had been replaced in the past, the concrete apron needed to be extended a few inches past the sidewalk. This was done to prevent a small section of asphalt from being left and would likely pop out leaving a gap between the asphalt and the concrete. 

 

 

 

7/29/2024- The first day is going very smoothly. They will have everything done earlier than expected. That said, we have decided to complete more aprons per day than originally thought. This will allow us to complete the entire community by the end of the week. This will limit the impact on the community with no work being needed next week. Paper notices will be posted on all garage doors the day before work will take place. Please utilize guest parking and street parking on the day your home is being worked on. After the caution tape has been put up, you may park in your driveway. Please remove and dispose of the caution tape after the 5-day period has ended.

Friday 8/2/2024- Building 6 (2689-2699 Autumnwood Dr.) This will complete the project. 

 

Your Board of Directors has approved the installation of new 5′ concrete garage aprons to all homes. This project will consist of saw cutting the asphalt 5′ from the edge of the garage floor and removing the asphalt. The base will be compacted and a 2′ rebar grid will constructed and forms will be set. A 4″ nominal thick, 4,500 psi concrete slab will be poured, broom-finished, and sealed. Caution tape will be installed to block new concrete until it cures. The concrete can be walked on after 24 hours but can not be driven over for at least 5 days. After the five days have passed, please remove the caution tape and stakes and dispose of them in your garbage bin. In addition to the apron select sidewalk panels will be replaced as needed to ensure the new apron and sidewalk lines up. 

To remove the asphalt and finish the new concrete your garage door will need to be open or you can pull the garage door opener release cord. By pulling the cord your door can be opened and closed manually. You may need to flip the toggle on the release cord to lock your opener back to the door. 

On Monday, July 29th the project will begin with work starting on the most Southern building. This is one of the two larger buildings so they will only work on one side per day. After this building is completed, the crew will complete one building per day until the project is done. This side consisting of 2786-2796 Autumnwood Ln will be completed first with 2798-2808 Autumnwood Ln to be completed on Tuesday, July 30th. Paper notices will be posted on garage doors before the work will begin.
