8/30/2024- Yesterday the window crew was on-site to begin completing the repairs that Walsh Windows recommended to stop the issue of water getting behind the exterior vinyl frame and being visible through the glass. The issue does not seem to be with all windows but rather with the second batch that was delivered to the site. The techs have and will be installing a sealant supplied by the manufacturer “Walsh Windows”.

They were able to complete a few yesterday but still have more to complete. If you had a business card from Tom Kirkland taped to your door, please reach out to him to schedule a time for the repair to be completed. We apologize for the inconvenience but please know this is a priority to us and will be corrected. 

 

8/2/2024- Select sections on the front of the building are all that remain to be sided. It’s looking like the crew will have it wrapped up today. 

As part of the window replacement permit from the City of Minneapolis, all units will need to prove they have the required Smoke and CO detectors installed per MN Statute 299F.50. If you do not have the required amount in the right locations they will not close the permit. If you need assistance with installing them we can assist for an additional cost of $95 per hour plus the cost of the detectors.

7/30/2024- The last of the windows were installed yesterday. Thank you for your cooperation while completing this portion of the project.

The siding replacement is going well and could be done by the end of the week. If not this week it will be completed next week. After all of the work is complete, the site will be cleaned up and all materials and equipment will be removed. 

 

7/26/2024- At this point, there are only 15 windows that still need to be installed. They will be delivered to the site today and the plan is to get them all installed on Monday, July 29th. This will complete the window install portion of the project.

The siding crew is making good progress as well. They are completing rot repairs and installing a proper moisture barrier before the new siding is installed. This will continue until all of the work is completed. 

 

 

7/22/2024- The window installers have been working hard and making good progress. They have installed around half of the windows to this point. They’ve had to work around some of the resident’s availability and have replaced all of the windows on the garden level.

Today the siding crew started where the window crew started. They will be replacing any deteriorated insulation and sheathing before the new siding is installed. As the siding was removed, we found that each stack had new surprises. We will ensure all wall cavities are properly insulated and solid sheathing is in place before the weather barrier and siding is installed. 

 

 

7/15/2024- Because of the rain this morning we got a late start to the day and only had one installer on-site to get a better idea of what the project will require. Tomorrow 7/16/2024, there will be additional installers on-site so the plan is to finish the unit 2 stack as well as work on the unit 4 and 6 stacks. Please make sure your windows are unlocked in the morning so the installers can remove the old windows. 

 

 

 

7/12/2024- On Monday morning the window install crew will start working on the first group of windows. They will be starting on the South side stairwell windows and moving counter-clockwise around the building. Units 2, 102, and 202 will need to leave their windows unlocked as these will be the first group of homes completed. If you do not unlock the windows they will need to be broken to provide access. 

On Monday, July 15th the approved window and siding replacement project will begin. The first phase of the project will be installing the new windows. The windows are Walsh 4000 series sliders and will match the existing look.

The plan is to start on the two stacks of windows on the south side of the building and then move to the back of the building working counter-clockwise until the replacements are completed. 

Please make sure your windows are left unlocked during the day so they can be opened from the outside. They can be locked at night or after the installation is complete.

The majority of the work will be completed from the exterior but one installer will need to enter the unit when the window is removed to level and square the new window from inside. After this is completed, the installer will exit the home via the door and lock it behind them if the resident is not home. You do not need to be home for this but ask that you keep any pets caged or away while your home is being worked on. If you have any specific requests, please reach out via email at [email protected]  and we will accommodate them as best as possible.

After a few days of work, we will have a better idea of how many windows will be completed per day. Any rot repairs will be completed on an as-needed basis. The amount of repairs will impact our progress but we’ll do our best to update the residents as to where the crew will be working each day. Below is a map showing the path the crew will take.

Once the windows are installed a separate siding crew will begin working on the new siding. Prefinished colonial white steel verticle siding will be installed in place of the wood panels. The wood window frames will be wrapped with custom-bent white aluminum to create a maintenance-free exterior. All material transitions will be caulked with white polyurethane sealants.
