Brookside Lofts 4132 siding replacement Project

Thank you for visiting the blog. It is dedicated to the 2021 4132 building siding replacement project. Please visit the blog periodically for answers to frequently asked questions and project status updates. We appreciate your patience during the project.

 

This project will include the removal of all of the cement board siding, installing a new moisture barrier to meet code, and installing new LP SmartSide Cedar texture verticle siding. The look of the new siding will match closely to the current appearance. The south tower of the 4100 “School” building will also have the siding replaced. The garage trim will also be replaced on this building.

 

The new LP siding is pre-primed and ready for painting. The painting will take place at a later date

10/11/2021- The painting of the new siding and stucco has been scheduled to begin on Thursday, October 14th. The crew will start on the 4132 building. The color selected by the Board for the new siding is “Natural Linen” and a color match will be made for the stucco. Please move all personal items away from the exterior of the building to allow clear access for the prep and painting. 

 

 

7/14/2021- The stucco repairs are moving along well. Due to the rain today, there were not able to complete the first coats to the remaining areas but will return tomorrow to finish these areas. The cementitious material will be allowed to cure and the final coat with texture will be applied next week. This will complete the stucco repairs. 

 

 

 

7/2/2021- The stucco repairs are scheduled to begin next Wednesday, July 7th. They will be repairing/patching at the locations tested by engineers on the 4132 building as well as repairing the finish coat at the base of the garage frames at the 4100 building. As part of the work scope, the crew will be cutting/grinding in and around windows. This will create dust so please keep your windows closed when they are working around your home. The stucco process consists of multiple coats, a scratch, brown, and finish coat will be applied to these areas. After the scratch and brown coats are applied, the material will be allowed to cure before the finish coat is completed. 

 

 

6/24/2021- The final inspection with the city building inspector was completed this morning. There were no issues and the permit was signed off on. I have attached the signed permit to the project links above. 

We are still looking to schedule the stucco patching in Mid-July. We are still waiting for the windows and doors to come in for the handful of homes that are replacing them. As soon as they are installed, we will work on getting the painting scheduled.  

 

 

6/18/2021- The new siding has been installed and the garage trim has been replaced. The staging area has been cleaned up. The stucco patching will be completed in the next few weeks. There are a few homes that are having windows replaced. Unfortunately, the lead times on the windows and doors was 12-14 weeks so we are still waiting for them to come in. Once they are installed, we will work on scheduling the painting.  We are still projecting the painting to start around August. 

 

 

 

 

5/14/2021- The siding crews have been on-site for the last two weeks and they are making great progress. I would estimate they are around 75% completed. We have not uncovered any issues and everything is moving along well. With another good week of weather, we should be nearly done on the 4132 building and will move onto the School tower. Unfortunately, due to the lead time on the windows and doors to be replaced, we will not be able to schedule the painting until after these units are installed. Due to the crazy times we’ve been dealing with, the windows and doors are not expected until July. As soon as they are installed, we will work on scheduling the painting. The silver lining is that this will allow ample time to select the perfect color. 

 

 

4/27/2021- We have received notice from our supplier that the Hardie siding has been delivered to their warehouse. The materials are scheduled to be delivered to the site this Friday, April 30th. We will need the area in the parking lot of the 4100 schoolhouse building cleared for staging by Friday morning.

We are looking to get the siding crew back on-site next week. The exact day is yet to be determined due to all of the rain slowing the project they are currently on. As soon as they finish the current job, they will return to Brookside. 

 

 

4/7/2021- After the snag with the city not allowing the LP SmartSide, the Board has approved installing fiber cement siding “Hardie”. The city of St. Louis Park has now issued the permit. We have ordered the new materials and the lead time is 3-4 weeks. As soon as the materials are available, we will get the crew back on-site to begin the process. We apologize for the inconvenience and appreciate your patience. 

 

3/30/2021- Due to an issue with the permitting process with the city of St. Louis Park, the siding project has been stopped until further notice. During the permitting process, we have discovered the use of LP SmartSide siding is not allowed on dwellings with 5 or more units in the city of St. Louis Park. This ordinance was adopted on January 4th of 2021. We have had multiple conversations with the planning and zoning department but as it sits, we can not install the LP smartside as requested in the request for proposal.  Because of this, we have removed the siding crew from the site as we work with the Community Manager and the Board of Directors on how to proceed.

The alternative option to LP SmartSide is fiber cement Board “Hardie”. This product is approved by the city and will keep the current look and style of the building. We apologize for the inconvenience as this is something that we have not encountered in the past. We have the regional LP Corp representative looking into this issue as well. 

(Ord. No. 2602-21, 1-4-21) (c) Building Materials. Exterior surface materials of buildings shall be installed in accordance with the adopted building code and the manufacturer’s specifications and shall be subject to the regulations listed below. Products listed as “integral colored” shall continue its surface color consistently through the depth of the product as opposed to being colored, painted, or stained on the surface only.
(1) Classes of materials. Materials shall be divided into class I, class II and class III categories as follows: a.
 
Class I. The following materials are considered class 1 materials as specified: 1. Brick 2. Marble, granite, or other natural stone 3. Integral colored cast stone (the stone is colored consistently through) 4. Textured cement stucco 5. Architectural wall cladding (Nichiha, Equitone and similar brands) Material must be through colored and at least 5/8 inches thick. 6. Copper 7. Porcelain 8. Glass
9. Residential buildings containing four or fewer dwelling units may utilize the following additional materials: i. Wood ii. Vinyl siding iii. Fiber-reinforced cement board iv. Prefinished metal
10. Residential buildings containing five or more dwelling units may utilize the following additional materials: i. Up to 10% of the required class 1 materials may be finished with clapboard and/or shake-style fiber-reinforced cement board with a minimum thickness of ¼ inch. 11. Park buildings under 3,000 square feet may utilize the following additional materials: i. Wood. b.
Class II. The following materials are considered class II materials as specified: 1. Exposed aggregate concrete panels 2. Burnished concrete block 3. Integral colored split face (rock face) and exposed aggregate concrete block 4. Cast-in-place concrete 5. Insulated exterior wall panels (E.I.F.S., Drivit and similar brands) 6. Fiber-reinforced cement board siding with a minimum thickness of ¼ inch Architectural Design § 36-366 Supp. No. 41 (01-21) 36:V:50 St. Louis Park Zoning Code 7. Prefinished metal. 8. Integral colored concrete panels other than smooth finished. c.

 

 

3/24/2021- Rain Day!

3/23/2021- The rain has stayed away for now but looks to disrupt work tomorrow. With the forecast of rain during the morning hours, the crew will likely take a rain day. 

The crew has removed several areas of siding and installed the new moisture barrier and window flashing tape. They have started to install the new trim pre-primed trim and siding. 

 

 

 

3/22/2021- There was a change of plan as we were able to free up another crew and get both of them started on the 4132 building. Each crew will start on the front of 4132 at opposite ends. 

As part of the siding and trim replacement, one of the deck railings will need to be removed and reinstalled on the end units. We will put caution tape up but please refrain from using your deck while the railings are down. 

 

3/17/2021- The plan is to start on Monday, March 22nd, weather permitting. The crew will begin working on the South tower and garage door bucks before moving onto the 4132 building. Please click on the Atlas Building restoration project (What to expect)  For additional information. 

The materials will be delivered today and are going to be placed in the South end of the 4100 building. A man lift and equipment trailer will be on-site for the duration of the project. Please exercise caution around these areas.
