8/3/2026- Tomorrow, August 4th, the Green phase is scheduled to be paved. On Wednesday, August 5th, the Red phase is scheduled for paving. The crew will arrive around 7:00 am, so please plan accordingly for their early arrival. The weather looks good, so we should be able to get everything completed.
Please follow the industry standard recommendations from the notice to help ensure your asphalt maintains its integrity and curb appeal for the years to come.
Timeline for Asphalt curing

72 hours: Wait this long before driving cars on a new driveway.
- 30 days: The surface reaches a stable intermediate stage, though it remains slightly soft in high heat.

6 to 12 months: The complete structural curing and hardening process finishes.
Early Protection Tips
- Avoid sharp turns: Do not turn your steering wheel while your car is completely stopped on fresh asphalt.

Park in different spots: Move your vehicle around to spread out the weight during the first month or two.
Hot-mix asphalt hardens primarily as it cools to the surrounding air temperature, followed by a long-term chemical process called oxidation where the binder oils slowly firm up over 6 to 12 months.
7/28/2026- We are a week away from the start of the asphalt paving. The Green phase is scheduled to be paved on Tuesday, August 4th. This is the two areas on Hampshire Lane and the adjacent area on Dorest Lane. On Wednesday, August 5th, the Red phase will receive asphalt paving.
Please review the map and notice to confirm which day your area is scheduled to receive the work, what to expect, and what is requested of you.
7/22/2026- The red phase is currently being worked on. A very large crew was dispatched in hopes of completing the bulk of the work by the end of the day. If needed, a small crew will return tomorrow to complete any remaining work and clean up.
I’ve spoken with the superintendent, and he’s recommending that these areas be kept off until the paving is completed. The entrances have been staked and cautioned off. If there’s an emergency or a brief need to drive in and out to drop something off, you are free to do so, but please limit traffic until paving is completed.
The new base will be allowed to settle and rest for the next two weeks. The paving has been scheduled for Tuesday, August 4th (Green phase), and Wednesday, August 5th (Red phase). All dates are weather permitting. Additional updates and notices will be provided as we get closer to the paving dates.
7/21/2026- If you are experiencing an outage of cable, internet, phone, or power, please contact your service provider to let them know and then contact James Flicek at 612-790-6352. He has been in contact with each of them, but without an account, the process takes much longer.
Yesterday was very productive. Location 1 on Hampshire was completed. Location 2 on Hampshire will be done shortly. When the crew arrived this morning, they were met with a small lake from the irrigation at Location 3 (9703 Dorset Lane, 9709 Dorset Lane, 9729 Dorset Lane, and 9731 Dorset Lane). This area should be completed by the end of the day.
The second section, Red phase, will start today or first thing tomorrow morning. We are still on track to have all soil corrections completed by the end of the week. The superintendent will let me know when vehicles will be allowed on the Class 5. Please keep vehicles off these areas until I receive the okay.
7/20/2026- Today is day one of the soil corrections. This work requires a small fleet of excavators, skid-steers, and dump trucks, which makes moving around the community difficult. Gopher One Call located all utility lines before any digging began. There could still be old or unlocated private lines buried in these areas. The crew is cautious when digging, but damage to lines is still possible. If you lose cable, phone, or internet, please reach out to James Flicek at 612-790-6352 immediately so we can address any issues promptly.
After removing the first few loads of soil, it’s apparent why the paving crew could not install the new asphalt on the existing base. There is a lot of clay throughout the areas. After the soil is removed to a depth of 12″, the rolls of black geo-grid fabric will be laid down and covered with Class 5 base gravel. We’re expecting to have the first three areas completed by Wednesday, July 22nd. We will continue to provide updates to keep you abreast of the progress and any changes.
7/17/2026- We received approval from the Board of Directors to complete the recommended 12″ soil corrections, which will include geo grid fabric for added stability. Because this is a top priority, the crew will begin this work starting Monday, July 20th at 7:00 am. Please see the map below with the proposed schedule dates and locations.
This work will consist of removing 12″ of existing soil and hauling it off-site. Geo-grid fabric will be laid at the bottom of the area and covered with 12″ of compacted Class 5 base gravel. This will require lots of heavy equipment and dump trucks. Access in and around the community will be heavily impacted during the course of this work. Please keep off of these areas until further notice. Once the Class 5 has been installed and compacted, the foreman will advise if vehicles can enter these areas until the asphalt paving is scheduled.
The plan is to complete the two locations on Hampshire Lane and one of the Dorset Lane areas (1-3). We expect this area to take approximately three days to complete. On Tuesday, July 21st, we will have a better idea of the timeline and when the work on the rest of the Dorset Lane will begin. Updates will be posted and emailed out as information is available.
7/16/2026- We just got back from the site meeting with two of the Board members and the paving superintendent. A dump truck was brought to the site and drove onto all of the areas to test the base under a heavy load. Although the soil has dried out over the past week, it’s still not stable enough to support the paving equipment and won’t provide a solid base for the new asphalt. The dump truck tires would sink in random locations, and the ground would roll like a wave.
We are recommending a 12″ sub-cut with geo fabric to correct the base issues. The Board will make a quick decision so the work can be scheduled for sometime next week.
In the meantime, you can drive and park in these areas, but proceed with caution as this is a construction zone. There is a lip of up to 4″ at the garage floors and transition to the roads. If you have a low-profile vehicle, do not enter the area until the asphalt has been paved.
In addition to the base corrections, we recommend changing the discharge of the downspouts from inside the planter boxes to past or along them. The water from the downspouts is saturating the surrounding base underneath the asphalt and is adding to the issues.
Again, we apologize for the inconvenience this has created. This additional work will provide the community with the longest-lasting final product.
7/15/2026- Tomorrow, the paving superintendent will be meeting with the Board to complete a dump truck test. They will attempt to drive a dump truck on the base to determine if the base can support the heavy load.
They will also discuss the option of base corrections and what that entails. After the meeting, we should have a better idea of what the rest of the project will consist of. Another update will be sent out with the meeting information.
7/10/2026- The paving crew arrived this morning and attempted to start installing the asphalt. Unfortunately, the original and existing sub-soils and base are very poor and unstable. The equipment started to sink when they entered the area. For that reason, they needed to pull off the project until further notice. The condition of the base remains unknown until the asphalt is removed.
At this point, there are two options that have been presented to the Board.
1) Option one is to have the prep crew return, remove 6″ of the current base, and haul in 6″ of new compacted Class 5. This would be approximately 873 tons of materials hauled out and brought in.
2) Option two is to leave the existing base exposed and wait approximately two weeks to see if the base will dry and firm up.
At this point we ask that all owners refrain from driving in these areas to avoid getting stuck.
We will provide updates as information becomes available and let you know what the Board has decided. We are very sorry for the inconvenience the poor base at your community has created.
7/9/2026- After an extremely long day, the crew removed the asphalt at all 6 locations. Unfortunately, after removing the asphalt, the paving superintendent determined some sections are too soft to pave tomorrow and need time for the sub-soil to dry out and firm up. Luckily, this weekend’s forecast calls for no rain, sun, and heat.
For that reason, we need to adjust which sections will be paved tomorrow and on Monday. Below is an updated map showing which sections will be paved tomorrow (red phase), and which need to be paved on Monday, July 13th (green phase). We apologize for the inconvenience and possible confusion. Adjusting the sections will allow for a better, longer-lasting final product for the community. Please review the attached map and table below for the updated paving phases.
7/8/2026- We tried to hold out hope for today, but nfortunately, the rain has caused us to cancel todays work. In an effort to keep the same paving timeline, the plan is to have a larger crew on-site tomorrow, and they will attempt to remove the red and the green phases by the end of the day tomorrow.
If they can’t get all of the green phase removed tomorrow, they will return on Friday, July 10th, and continue the removal and base prep while the red phase is getting paved. If we don’t have any more weather delays, the paving of the green phase will take place on Monday, July 13th.
To simplify for tomorrow, all owners in both phases, should prepare for work to be completed by having all garage doors open or detached from the opener and all vehicles out of garages and off the asphalt by 7:00 am. We apologize for the inconvience, but mother nature does what she wants, not what’s convient for us.
7/7/2026- Tomorrow, 7/8/2026, the first round of removal and base preparation is scheduled to start. There’s currently a slight chance of rain, but we will proceed as if work will begin. Additional updates will be sent out if weather impacts the work.
If you live on Dorset, in the red phase, please be prepared for the crew’s arrival tomorrow morning by having your garage door open or detached from the opener so it can be opened manually. All vehicles must be out of garages and off the asphalt by 7:00 am
7/2/2026- Due to recent weather delays, the project schedule requires a change. We apologize for the inconvenience. Below are the updated dates, maps and table.
6/26/2026- On Wednesday, July 8th, a four-day asphalt project is scheduled to begin. Select finger streets on Dorset Lane and Hampshire Lane will be removed and replaced. Atlas and our partner vendor ACI will provide updates and complete the work. The crew will arrive around 7:00 am on all work days. Please have all vehicles out of your garage and off of the asphalt before the crews arrival.

On Wednesday, July 8th, the project will begin by removing the asphalt on three finger streets on Dorset Lane.

On Thursday, July 9th one more finger street on Dorset Lane and two on Hampshire will be removed.

On Friday, July 10th, paving will take place on the Dorset Lane finger streets removed on Tuesday.

On Monday, July 13th, paving will take place on the one finger street on Dorset Lane and two on Hampshire Lane.
Please see the table and maps below for locations and the dates your home will be completed.
This will require your cooperation and patience as access to your home and garage will be severely impacted. Keep off newly paved asphalt for at least 24 hours to avoid footprints and scuffs. For cars, wait a minimum of 3 days before driving on it, and up to14 days before parking. Avoid turning your wheel when your vehicle is not in motion. This is referred to as power turning and creates a lot of friction on the asphalt that will leave marks. The new asphalt will remain tender for the remainder of the summer and will be softer when temperatures are above 80 degrees.
Garage doors must be open or detached from the opener for the removal and paving days.
