7/8/2026- Unfortunately, due to the rain this morning and more forecasted today, no work will take place. The crew will return tomorrow and resume work.

7/6/2026- I hope everyone enjoyed the 4th of July weekend. Today is another hot one. Even with the heat, the crew is making great progress. The North facing pentrataions are complete. All existing sealants were removed and disposed of, the lintels coated, and new sealant has been applied.
The crew is now working on the courtyard side of the building with a few guys working from the ground and two others following behind on lifts. To protect the lawn, wood planks are placed underneath the tires.
The crew will keep progressing as planned, so please keep your blinds closed until the work is finished on your section of the building.
A small dumpster will be delivered to the site tomorrow to dispose of the monument. Later this week, the monument will be rebuilt.


7/1/2026- From extreme heat warning to thunderstorms, Minnesota weather will keep you on your toes. The crew will not work today due to the current and forecasted rain.
Yesterday, the crew began sealant removal on the North elevation (parking lot facing). This is a labor-intensive process to ensure all existing sealant is removed and the new sealant bonds to the adjacent building materials. The steel lintel will be prepared and coated to preserve the horizontal support. Once the coating cures, new backer rod and sealant will be applied around the perimeter of the penetration.

6/23/2026- On Monday, June 29th, the masonry crew will begin staging the site with the necessary equipment trailers, aerial lifts and materials and may begin working on the ground-level windows. The recent rain days have caused some delays to our schedule, but we’re hopeful to have everything in place on Monday, so the full crew can begin working on Tuesday morning, 6/30.
Work hours will be from 7:00 am to 5:00 pm, Monday through Thursday. If a day is lost to rain, the crew will work on Fridays. If the crew works 40 hours Monday through Thursday, no work will take place on Fridays. The project is expected to take three weeks to complete, weather permitting.
There will be a dedicated crew working on the ground-level windows and another crew following them, working off aerial lifts on the second and third-level homes. The crews will start on the North side of the building near the main entrance and work clockwise around the building as shown below. The green indicates the timeline and path of the ground-level crew and the orange, blue and purple represent the lift crews’ timeline and path. After a few days of work, we’ll have a better idea of how the work will flow and will communicate this.
The scope of work includes full removal and replacement of the perimeter sealants around the windows/doors, and coating of the steel support lintels. To begin, sealants will be removed, followed by the preparation and coating of the exposed portion of the steel lintel. Once the coating has cured, the new sealants will be applied to the perimeter of the penetrations.
Because all of this work will take place at a window or door, we suggest you keep your blinds/curtains closed during working hours for your privacy. Please also prepare for the noise associated with the work. There will be grinding and scraping of the sealants. The motors on the aerial lifts make noise while they are in motion.
As with any construction project, there will be an inconvenience placed on the residents. The lifts will obstruct portions of the parking lot access lanes. When work is taking place along the parking lot, we ask that you don’t park in the spots along the building and please use caution around the crew and be patient when moving around the parking lot.
After the sealants and lintel work is finished, the monument will be rebuilt and the base of the garages will be repaired and tuckpointed.
