3/4/2026- This week, the electricians worked on 7376 and 7374 and were able to complete both homes. Today, three electricians were on-site working on 7374 to complete the rewire in a day, as two of them have scheduled days off for tomorrow.
On Friday, March 6th, the inspector will be on-site between 10:00 am and 2:00 pm to complete the final inspections. They will be inspecting 7394, 7388, 7376, and 7374. Please ensure your courtyard doors are unlocked or open, and access inside your home is available between this time.
Next week, the electricians will be working on 7372 on Monday, 3/9, at 7:30 am. On Wednesday, March 11th, they will begin work on 7370. The final inspections for these two homes will be scheduled for Friday, March 13th. Because this is an odd day of the week, the time slot will be 12:00 am and 4:00 pm.
This is the start of the last building on the South section of the community. For planning purposes, we have included the proposed dates for the North section of the community. We are still a few weeks out from starting this section, so the plan is not set in stone, but it will provide a general idea of when you can expect work to start if you live in this section of the community.


3/1/2026- Last week, the electricians ran into a unit that had been remodeled over the years, which added a few new challenges. They had to return on Friday, but were able to finish everything before the inspector arrived on site.
Tomorrow, Monday, March 2nd. the electrians will begin working on 7376 at 7:30 am. On Wednesday, March 4th. 7374 will begin. Please be prepared to accommodate the crew’s arrival.
On Friday, March 6th. These two homes (7376 & 7374) and 7388 and 7394 are on the inspector’s schedule. This is an even day on the calendar, so the time slot is 10:00-2:00. Please ensure you make arrangements to allow access to your home. Please make sure the courtyard door is unlocked or open during this time.
2/24/2026- Today is the last day the electricians will be working at 7380 143rd St. W Ct. Tomorrow, Wednesday, February 25th, the electricians will begin working on 7378 143rd St. W Ct. The final inspections for these two homes are scheduled for Friday, February 27th, between 12:00 and 4:00 pm. Please ensure access inside the courtyard and home is available to the inspector.
Last Friday, the inspector was only able to get inside two of the six homes. All homes need to be inspected to close the permit. A second trip charge is issued by the city if access to the homes is not available.
The inspector covers multiple Cities in the area and has to provide a block of time for scheduled inspections. His scheduling blocks are based on odd or even days of the week. Odd day blocks are (12:00 to 4:00), and even day blocks are (10:00 to 2:00).
If Fridays don’t work for your schedule, you can contact the inspector directly to schedule the final inspection of your home. Contact the Electrical Inspector at 507-381-1791 between the hours of 7:00-8:30 AM (M-F) to schedule all inspections.

2/18/2026- Today, the electricians began working on 7382 143rd St. W. Ct. They will complete this home over the next two days.
The inspector will be on-site this Friday, February 20th. to inspect the 6 homes that have been completed to this point. The inspector is scheduled to be on-site from 10:00 am to 2:00 pm. They will start at 7394 and work their way down. Homes 7394, 7392, 7390, 7388, 7384, and 7382 143rd St. Ct., should plan on providing the inspector with brief access to the home.
On Monday, February 23rd, the electricians will begin work on 7380 143rd St. Ct and will be on site for two days. On Wednesday, February 25th, the electricians will begin working on 7378 143rd St. Ct and will plan on completing this home in two days. The inspector is scheduled to inspect these two homes on Friday, February 27th, which will be the last time access to the homes is needed.
2/12/2026- This week, the electrical inspector was not available, so we apologize if you made arrangements for this Friday. We are trying to schedule the final inspections for the homes in the second building and the two homes that will be completed next week. This means (7394, 7392, 7390, 7388, 7384, and 7382) should plan on providing brief access to the inspector on Friday, February 20th, between noon and 2:00 Pm.
This week, we entered a home that was not prepared for the crew. Because of this, we had to skip the home and will need to schedule them at the end of the project. We can accommodate a single home, but we need everyone to understand that more delays will result in additional charges to the community.
Next week, the crew will be working on 7384 and 7382 143rd St. West Ct. On Monday and Tuesday, February 16th and 17th, the crew will be at 7384. On Wednesday and Thursday, February 18th and 19th, the crew will be 7382. Please note the crew will be working on the lower level on the first day, and will complete the second level and garage on the second day.

2/8/2026- This week, the electricians will be working on 7388 143rd St. W on Monday and Tuesday (2/9 & 2/10) and 7386 143rd St. W on Wednesday and Thursday (2/11 & 2/12). If your home will be worked on this week, please be prepared for the crew’s arrival at 7:30 am on your scheduled date. Please note that the crew will start on the lower level. If needed, you can bring items from this level up and bring items down for the second day.
On Friday, February 13th, the electrical inspector will be back on-site to complete another round of final inspections. A separate email will be sent to those owners whose homes will be inspected on this day. You don’t need to be home for the brief inspection, but access will be required. If this doesn’t work, we can schedule yours for another Friday or find a date and time that works for you and the inspector.
Thanks to all of the residents who have been prepared and available to this point. We have been able to stick to the schedule.
2/3/2026- This week, the electricians are working at 7392 & 7390 143rd St. W. The previous five homes have gone well, with only a few surprises that were addressed without issue. To ensure the electricians can complete all work in the two-day timeframe, we respectfully ask that all personal items and furniture be cleared from in front of all switches, outlets, breaker box, and light fixtures. If you have limited space, you can prepare the lower level by bringing stuff upstairs and then moving items downstairs on the second day, Tuesday or Thursday, respectively.
We have now scheduled a standing date with the State of Minnesota electric inspector for every Friday from 12:00 to 2:00 pm. On this Friday, February 6th. The inspector will attempt to enter 7400, 7398, 7396, 7394, 7392, and 7390. If you aren’t around or can’t provide access, your home can be inspected on another Friday. If additional options are needed, they can be arranged on a case-by-case basis.



1/23/2026- This week, the electricians completed the first batch of two homes. They are finishing up some minor details today, but they will be completed by the end of the day. They will start on the next two homes next week. On Monday, January 26th, 7396 143rd W. will begin at 7:30 am. On Wednesday, January 28th, 7394 143rd St. will begin. Justin has been meeting with the owner(s) and electricians on the first morning to introduce everyone and answer any questions.
The first home, 7402, was inspected on Wednesday, and everything passed. This means the planned scope of work can continue without any changes. To this point, there has not been a need to open any walls or ceilings, as all wire has been able to be pulled through the existing flexible conduit. Knock on wood, but everything has been moving along well.

1/20/2026- Today, the electricians are finishing up 7400 143rd St. W. Tomorrow, they will be starting on 7398 143rd St. W. The electrical inspector will complete the inspection for the work at 7402. If there are any changes requested by the inspector, they will be completed on Friday, and the additional work will be completed as they progress through the community.

1/16/2026- The crew started on the first home this week to get a better grasp of what will be needed to complete the rewire work. Thanks to Cindy for being the guinea pig. The crew learned a lot as they worked through the first home. The crew successfully completed all the work in three days. We still believe that each home can be completed in two days with the experience they gained.
On Monday, January 19th, 7400 143rd St. W, work will begin at 7:30 am. On Wednesday, January 21st, 7398 143rd St. W, work will begin at 7:30 am. Notices were posted on the garage doors as a final reminder of the start of the work.
As you can see from the photos, please provide enough room for the electricians to access the breaker box and all outlets, switches, and fixtures. They will start in the basement and work their way upstairs and into the garage. Please do your best to accommodate them so they can complete the work efficiently.

When your homes were built, aluminum wiring was installed throughout each building. This was a common practice for homes built during 1965 through 1975. This type of wire was found to create a higher risk of electrical fires than copper. Insurance companies have used this information to drastically increase the annual premiums to account for this additional risk. The cost to insure homes with aluminum wiring can be more than double that of homes with copper wiring. They can also include exclusions in the policy to deny coverage for electric fires. The current policy for your community includes this exclusion.
Key Dangers of Aluminum Wire:

Thermal Expansion (Cold Creep): Aluminum expands and contracts more than copper, loosening connections over time, especially at outlets and switches.

Oxidation: Aluminum oxide forms a resistive layer, generating heat, increasing resistance, and creating a vicious cycle of overheating and corrosion.

Softness: Aluminum is softer, causing it to deform under screws, leading to poor connections that can break or overheat.
-
Corrosion: Contact with other metals (like copper) can cause galvanic corrosion, further degrading the connection.
-
Arcing: Loose or corroded connections can cause sparks (arcing) that ignite surrounding materials.
To correct this issue, your Board of Directors has decided to complete a community-wide replacement of the aluminum wire. Except for the wire running to the kitchen range, as this is still an accepted practice due to the gauge (size) of the wire. This project will consist of entering every home for approximately two days to replace all aluminum wires running from the breaker box to all fixtures, switches, outlets, and other appliances.
In addition to the new copper wire, new switches, outlets & covers will be replaced. All circuits will have new arc-fault and GFI-protected breakers installed. All light fixtures will be reinstalled unless there is an issue with a specific fixture. At that point, a standard fixture will be installed for an additional cost of $50.
If you would like to have new standard flush-mount fixtures installed, you can purchase them in advance and have them ready for when the electricians are scheduled to be at your home. Fixtures such as ceiling fans, chandeliers, and other fixtures requiring assembly and/or height adjustments will require an additional fee that will depend on the time needed to install them.
The electricians will work Monday through Friday, 7:30 am to 4:00 pm.
The project is scheduled to start on Monday, January 12th. With work beginning at 7402 West 143rd St., to ensure the electricians have adequate time to complete the first home, the entire week will be dedicated to this home. The following week, January 19th through January 23rd, the plan is to complete two homes per week. On Monday and Tuesday, one home will receive work. On Wednesday and Thursday, the second home for that week will be worked on. Friday’s will be left open to complete any additional work on the two homes scheduled for that week.
To complete the work, each owner will be responsible for moving their personal items to provide enough space for the electricians to complete the work. Instances where items are not moved will result in project delays and additional costs. The electricians will need 3-5 feet of clear space around all outlets, switches, fixtures, and appliances. We can provide some assistance, but respectfully ask that owners complete as much of this before they arrive.
Below is a map showing the progression path and the week homes are scheduled to receive work. After the first few homes are completed, we will provide additional information based on the experience gained. All project updates will be posted on the blog and mass emailed out. Please be diligent about checking your email and project blog to ensure you have the most updated information. Once the South section is complete, the North section will begin.
