9/8/2025- With the cool weather last week, the crew was able to get through a lot of homes! They will definitely finish up this week. A walkthrough will be completed with the Board to identify any touchups. Any punch list items will be completed to finish the project.

9/3/2025- The crew is now working on the first five homes on Hawthorn Trail, buildings 24-28, per the progression map. They are hoping to get these finished by the end of the day, but may need to finish them tomorrow. This will leave the last three homes on Hawthorn Trail, buildings 29-31, and will make the turn onto Oak Grove Blvd. Weather permitting, all work should be completed by the end of next week.


9/2/2025- Unfortunately, because of the rain today, not much progress will be made. The crew has completed all of the homes on Lilac Ct and Lilac Ln. They have moved to Hawthorn Trail and will begin working on these homes. Once these are finished, the home stretch will be the last 5 on Oak Grove Blvd.


8/28/2025- With all of this beautiful weather, the crew is really moving along. The goal is to be through the first 24 buildings by the end of the day on Saturday. This will leave 12 buildings remaining, which will be broken into two more batches of 6.
Once all of the buildings are completed, a final walkthrough will be scheduled to mark any touchups. Once the punch list is finished, the project will be complete.


8/27/2025- The crew has now moved on to the 6 homes on Lilac Ln; buildings 13-18 are now being worked on. Once these homes are finished, they will jump to the other side of Lilac Lane and work on buildings 19-23 before moving to Hawthorn Trail.
The masking materials have been installed in preparation for the spraying to begin. The weather has been perfect, so if this keeps up, we should be able to move quickly through the community and be out of your hair.

8/22/2025- Yesterday, the sprayers were pumping out the paint! The new color really looks great and fresh. Today and tomorrow, the crew will get the first batch of six homes completed. The goal is to start buildings 7-12 on Monday, August 25th. As they make their way through the community, the learning curve will flatten out, and they will become more efficient.

8/20/2025- Yesterday was a maksing and prep day to get ready for the sprayers. Today, the painting of the siding will begin on the first batch of homes.

8/19/2025- Even with the rain yesterday, the crew was able to make great progress on the pressure washing phase. Today, they were able to finish the rest of the pressure washing.
They started installing the masking materials, painting the trim on the first six homes and will begin making repairs before finishing the siding. There will be a bit of jumping back and forth among groups of homes to allow the first coat of paint to dry before applying the second coat.

On Monday, August 18th, the exterior finishing of 36 homes is scheduled to begin. The first step of the project is to complete a light rinsing with a pressure washer of all of the substrates to be painted, the front elevation.
The pressure washing will start on Monday and continue until all 36 homes have been completed. This work is expected to take about one week to complete.
On Tuesday, August 19th, a painting crew will begin working on building 1 (3810 Lilac Ct). The painting of each home is expected to take 2-3 days to complete. The crews will move numerically through the neighborhood per the project progression map below. Home on Lilact Ct. will be first, homes on Lilac Ln, will be next, followed by the homes on Hawthorn Trl, and finishing with the homes on Oak Grove Blvd.
As soon as the pressure washing is finished, a second crew will begin painting adjacent to the other painting crew. Routine updates will be sent out to keep everyone abreast of the project progress so they can plan accordingly.
Because this work will only take place on the front elevation, we will only need items removed from this portion of the home. Atlas will be held harmless for damage to any items not moved as requested. We also suggest you keep all windows and doors closed while work is taking place on your home.
All areas not to be painted will be covered with masking paper, plastic, and tape before applying any coatings. The masking materials will remain in place until all painting is complete. The windows will be protected, but will limit natural light and obstruct your view. All of these materials will be removed and disposed of in the dump trailer parked at the pool parking lot.
In addition to the painting, split caulk joints will be repaired, and select repairs will be completed to the wood trim and siding. Rotted portions of the trim will be cut out and replaced, and Bondo skim coating to the siding will be completed. Please see the repair addendum for the repairs to be completed. The Board is aware of the delaminated cement siding. This is a common issue with this material when it’s exposed to excessive moisture. Because this material is installed in a lap manner, spot replacement is not a viable option.

Excluded from the bid is painting of all other areas not specifically listed above (i.e. right, rear, & left elevations of each unit, full removal of existing coating, front doors, stone /brick areas, aluminum soffits & fascia, gutters & downspouts, vinyl siding, all other maintenance free areas, glass cleaning after pressure washing of front/ sides facade of each dwelling.
Prep/Repair Scope:

Pressure wash and clean all surfaces to be painted.

Scrape loose and peeling paint.
-
Scraped and bare wood to be spot primed with an Acrylic adhesion primer SW “Prime RX”.- Caulk all cracked or missing joints/seams with SW “Shermax”

Patch minor defects and holes with appropriate wood filler/Bondo. (Special Attention to lower Garage Bucks)

Tape and mask all fixtures and unit or building signs.

Special attention is put forth to ensure grounds, Landscaping ie, rocks, bushes ect are covered properly as to not receive overspray, and items not being painted.

Tape and mask all trim to ensure crisp, straight lines at transition.

Patch minor defects and holes with appropriate wood filler, Bondo.

Garages to be sanded and spot primed with Acrylic adhesion primer SW Prime RX.
Painting Scope:
-
Prime any scraped, Bare Wood, patches and stains, or marks.

Apply 2 finish coats to achieve a consistent coverage and appearance.

Sherwin-Williams Low-Lustre for Siding.
-
Sherwin-Williams Satin for Trim.
-
Corners with separate adjoining colors are inspected for crisp, straight lines after painting.
