9/17/2025- The crew is getting close to having all of the third-floor peak work completed. There are a couple of peaks on the outer South side of the building that can be reached by the lift, as there’s not enough space to spread out the outriggers. These areas will need to be completed with 40′ ladders.
Tomorrow, the crew will be setting up the lift in front of the parking garage door to complete the peak and window trim in that area. Due to this, the parking garage will be closed from 8:00 am to 4:00 pm. If you will need your vehicle during this time, please ensure it’s out of the garage and parked in the lot by 8:00 am. We apologize for the inconvenience.

9/8/2025- After a very tedious pressure washing, the repairs and painting are progressing. They are currently working on the soffits and second floor windows. Lot’s of ladder work, but you will start seeing some changes over the next few days.


9/4/2025- Yesterday, the crew was finally able to complete the pressure washing and begin the painting. They were working on the back (West side) of the building and completed 7 of the lower decks. There are a lot of decorative details that cause the work to move slowly. Split caulking and crack repairs will be completed as they progress.
The fluid stains were treated with an absorbent and will be scrubbed degreaser and pressure washed.


9/2/2025- The crew is working through the tight access around the building as best as possible. Because of this, the progress is slow at best. They are utilizing the lift as much as possible, but a lot of the work has to be done off ladders.
We’re aware of the fluid leak on the lift and have contacted United Rentals. They will be on-site the repair or bring in a new lift and clean up the concrete. This is an unfortunate accident that is being addressed.




8/27/2025 – On Monday and yesterday, the crew was pressure washing. They will continue pressure washing today and should get everything done by the end of the day. Tomorrow the painting will begin.

On Monday, August 25th, the exterior finishing project is scheduled to begin. This project will impact all owners as the work will be community-wide. A progression map has been provided to show the path that will be followed for all project steps.
Before any finishing can be completed, a light rinsing with a pressure washer will be completed to prepare the surfaces for the new coating. After pressure washing, light scraping to remove any loose, chapped, or failing paint will be completed in conjunction with crack repairs to the trim and replacement of split caulk joints.
Once all of the preparation is complete, all masking materials will be installed to protect all surfaces not to be painted. These materials will be taken down as soon as the painting is finished. These materials will be installed over windows, which will limit natural light and impact your visibility.
Surfaces to be painted with Sherwin-Williams “Emerald Rain Refresh” and applied with sprayers, brushes, and rollers:
1. Window trim
2. Bay window trim/siding
3. Deck fascia and decorative corbels
4. Patio door trim
5. Soffit and fascia on gable
6. Soffit with decorative corbels
7. Front entry ceilings
Notes: Before the commencement of all exterior painting services, it shall be the sole responsibility of the community residents to ensure that the exterior work areas for each unit work area are removed and fully prepared. This includes the complete removal of all personal items that are currently within the areas designated for power washing and painting. This comprehensive preparation is essential to facilitate a smooth and efficient painting process, and any delays or complications arising from inadequate preparation may result in adjustments to the project timeline & scope cost. Atlas assumes no responsibility for damage or water exposure to personal items left unattended and not removed from work areas.
** Due to the height of the structure and the availability of access with regular lifts, we will be using a towable Electric Boom Lift that can be moved by a lightweight ATV. This will protect the sidewalks and allow the ability to move around the building on the outside to avoid the trees**
Project Scope: All areas not being painted will be covered (sidewalks, landscaping, etc.) Wipe and clean all areas to remove dirt to promote proper adhesion. Prep all surfaces as necessary to protect from paint overspray or drips. Scrape and wire brush any loose, chapped, or failing paint. Caulk joints as needed. Spot prime all exposed wood or base material. Make repairs to cracked Boral Trim throughout the project. Paint surfaces on units, including Window trim – Bay window trim/siding – Deck fascia and decorative corbels – Patio door trim – Soffit and fascia on Gable – and Soffit with decorative corbels. Paint with Sherwin-Williams Emerald Rain Refresh (Color- TBD). We can confirm the color before starting. Daily clean-up of trash and debris resulting from work.
