11/7/2025- Today, the roofing crew is back on-site to complete the 201 paver roof, the small ballasted roof in front of the paver roof, and install the metal on the front entry roof. This work is expected to take today and tomorrow to complete. This will conclude the roof replacement work.
The masonry crew is finishing up the final detail work and cleaning up the site. We plan to have all work completed and the site cleaned up by the end of next week. Thank you very much for your patience and cooperation during this invasive project.

10/23/2025- The tuckpointers are still tuckpointing on the front elevation, South of the entrance. Lots of mortar joints to fill!
The roofing crew is working on the metal flashing details on the 4132 building and is hoping to get this finished tomorrow. They will also send a crew to begin working on the 201 paver balcony. Once these two items are complete, the only remaining items are installing a new roof hatch on the 4100 building, completing any remaining detail work, and cleaning up the site. The end is in sight!

10/21/2025- With the wet and windy forecast for today, the crews will do what they can to get some work done. The roofing crew is removing all of the debris from the roof and hoisting the metal onto the roof. Because of the rain, they won’t be able to install any of the metal and will need to complete this tomorrow. This will push the remaining work on the 4100 building back a day.
The masonry crew has set a goal of finishing by Friday, November 7th. Once all of the tuckpointing and caulking is complete, a final washing of all work areas will be completed. We’re getting close to the end! Thanks to everyone for your patience and cooperation during the project.

10/20/2025-The roofing crew worked on the 4132 building on Saturday. They were able to get the new membrane installed to the point that everything is water-tight. Today and tomorrow will be spent working on the detail work and installing the new metal.
The plan is to move back to the 4100 building and complete the 201 paver roof, install the new roof hatch, and install the last of the cap metal. If all goes well, all roof work will be completed by the end of the week.
The masonry crew still has a few weeks remaining, but everything is moving along.

10/17/2025- Today, the masonry and roofing crew is hard at work. The masonry crew is almost finished with the vacuum grinding on the South end of the front elevation. They will continue tuckpointing this elevation before moving onto the bumpout. Once all of the red mortar is tuckpointed, they will circle back and address the limestone joints, then finish with a final cleaning of all of the new mortar.
The roofing crew is working on the 4132 building and has about 35% of it completed. Because we’re running out of time in the season, the crew will be working Saturday, October 18th, to keep everything on schedule. Next week, there will be a few more days needed to finish all of the detail work, the 201 paver roof, and complete a final clean-up. We’re hoping to have the roof work completed by the end of next week to clear space for the crew that will be completing the retaining wall work. This is not an Atlas crew and is unrelated to the work we’re completing.


10/15/2025- The vacuuming of the rock was completed over the last two days on the 4132 building. Today, the materials are getting delivered and boomed onto the roof. Unfortunately, the weather this week doesn’t look great. After the material is staged on the roof, they will check the radar to see if it’s safe to open a section of the roof.
In the event, the weather doesn’t permit work from happening, the new hatch for the 4100 building has been delivered and will be installed.
The masonry crew is moving along at a good pace. Yesterday, they weren’t able to work, but are still on track to keep their original schedule.
10/10/2025- The bulk of the roof work on the 4100 building has been completed. The pedestals for the paver roof are expected to be delivered by Friday of next week. As soon as the 4132 building is complete, these should be available, and we will get this final section finished.
The 4132 building roof will start on Monday, October 13th. The vacuum setup will be placed in the staging area in front of the building. This process is expected to take two days to complete. Please prepare accordingly if you live in this building.
The masonry crew is still grinding and tuckpointing the front elevation. As you can imagine, this is a very slow and tedious process. We still expect this work to continue for the next 4-5 weeks.
As the parking spots become available in front of the 4100 building, you may start parking there overnight if you’re able to have them moved by 8:00 am to allow the crews to gain access as needed.


10/8/2025- All of the roofing on the 4100 building has been completed except for the 201 paver roof and the repairs to the middle roof section. The pedestals for the pavers have been ordered from an out-of-state supplier, as none of the local suppliers had them in stock. As soon as they come in, this roof section will be completed.
The masonry crew has tuckpointed the front elevation from the North end to the entrance. They have started vacuum grinding the South side of the entrance and will begin the tuckpointing once the grinding is finished.
For those of you in the 4132 building. Your roof is next. We have obtained an obstruction permit for the parking lane in front of the building. No Parking signs will be posted in front of the building, as the vac truck, crane, materials, and dumpster will be placed there for the duration of the work.
The vacuum rig will be on-site Monday morning to begin removing the rock. This portion of the project is expected to take two days to complete. This building is one big area, so the work will progress more quickly than the 4100 building, weather permitting. We are hoping to get this building done in a week. For those of you on the top floor, please be prepared for the noise and inconvenience. There shouldn’t be any roof debris that falls onto the decks/balconies, but wind can change that. If you have the space, please bring your items off of them or cover them, as Atlas will be held harmless for damage to items not moved.


10/2/2025- Yesterday, the roofing crew started working on the 201 paver-covered roof. After removing the membrane, they discovered the insulation was saturated and would require full replacement down to the deck. This means there has been a small leak or leaks in this roof for some time. It didn’t reach the deck, so only new tapered insulation was installed before the new membrane. With that said, they weren’t able to get as far on this section as planned. They need to briefly set up the crane again to hoist the rest of the materials onto the section. It will only take an hour, and they will move as quickly as possible.
While the paver roof had some surprises, the spreading of the rock went well. They have covered the two large sections and will use the remaining rock for the smaller sections around the community.



9/30/2025- To my unpleasant surprise, when I arrived at the site today, I was shocked to see the roofing crew working on the wrong section of the roof. This section was not included in the scope of work, but it also has pavers on it. It was too late to stop them, so this section is getting replaced at no cost to the association.
With that said, the correct paver roof will be completed tomorrow. We will need to place the crane in the staging area around 10:00 am. I’m truly sorry for the miscommunication and additional inconvenience to the five owners with the end garage stalls. They will get what they need done and move the crane as soon as possible.
Additionally, the rock delivery did not happen as planned and was not delivered until today. Tomorrow, there will be a lot of roofers on-site working on spreading the rock and working on the 201 paver roof… I hope!


9/30/2025- Yesterday, the masonry crew started tuckpointing the North end front elevation. They have also set up scaffolding on the front bay window on the South end front elevation. Once the roof is done, the masonry crew will begin working on the South side of the front elevation. The remaining cutting will take place, followed by tuckpointing.
The roofing crew was spreading the ballast (rocks) on the main sections of the roof and working on the flashing details. Today, they will work on the paver roof for unit 201. To complete this section, the crane will need to set up in the Southwest corner of the building. This will block access to the 5 garage stalls. The plan is to set the crane up at 10:00 am to give everyone time to move their vehicles. We hope to complete everything with the crane in a few hours, but please plan on these garages being blocked until 4:00 pm.
The plan is to complete the rest of the roof details by the end of tomorrow. We are working on scheduling the ballast removal from the 4132 building for Thursday and Friday, 10/2 and 10/3. Additional updates will be sent out once the schedule is confirmed.

9/25/2025- The roofing crew was able to finish the membrane installation on section 2 yesterday. Today, they are working on the smaller roof sections 3, 5, and 6. They tried to reach section 4 with the crane, but were not able to get to it from the front of the building.
Tomorrow, the new aggregate will be delivered to the site staging area, and the detail work will start on the completed section. On Monday, September 29th. The rock will be spread, and the new cap metal and flashings will be completed on sections 1, 2, 3, 5, and 6
For section 4, we will need to position the crane in the back of the building. The plan is to prepare this section on Monday by placing the pavers on pallets, so they’re ready to be taken off and disposed of. On Tuesday, at 10:00 am, the crane will be set up on the South end of the back driveway. This will end up blocking the five garage stalls as indicated below. On Tuesday, September 30th, if these are one of your stalls, we respectfully ask that you have your vehicle out of the garage by 9:30 am if you will need it for the day.


9/24/2025- The maonsry crew has been vacuum grinding on the North end of the front elevation and is nearly complete with this portion of the building. The new mortar will be tuckpointed soon. The balconies will be covered during the tuckpointing to prevent the colored mortar from sticking and staining them. The decks will be pressure-washed when the new mortar is cleaned.
The roofing crew was tediously working around the antenna tower yesterday, and will finish this section today. They had to crawl underneath the tower to install the new roof system. They are still on pace to get this building done by the end of the week, but it may take another Saturday to get this done.


9/23/2025- Yesterday was another productive day for the roofing crew. They were able to complete 2/3 of section 2 (South side), and will continue working on this section today. They will be working around the antenna tower, which will require a lot of detailed work.
They will try to finish this section today, but they may need to wrap it up on Wednesday. After the two main sections are finished, they will begin working on the smaller sections. With the nice weather, the 4100 building will get done this week.
The masonry crew is working around the roofing crew to keep the progress going. The lack of roof work last week allowed them to get a little ahead of schedule.

9/21/2025- Yesterday, the weather finally cooperated! The crew was able to install the plywood on the inner parapet wall and get the new EPDM membrane installed. Everything is now watertight. The new ballast will be installed after the remaining roof sections are completed. The weather looks great, so the rest of the 4100 building should be completed soon.
The masonry crew has started on the front elevation (East facing). This elevation will receive full tuckpointing from the parapet wall to the ground. The crew will need to access the balconies to complete the work on this elevation. We respectfully ask that all items be removed from the balconies or moved to the outside and covered to provide enough room to work.

9/19/2025- Unfortunately, this week’s weather has been awful for roof work. Because of this, there has been very little progress made. The rock was removed, and material has been placed on the roof. The crew will be working tomorrow to get some roofing done this week. The weather next week looks great, so we should be able to get the 4100 building completed and move to the 4132 building.
Because the roofing crew was limited on the work they could complete, the masonry crew was able to utilize the front lot and get a head start on this elevation. They are moving along well.

9/17/2025- The masonry crew has made great progress this week. The back of the building has been completed, but still needs to be washed.
The roofing crew has faced some setbacks with the weather and equipment issues. We are now expecting the roof work to be completed by the end of next week. Today, they were able to get the plywood hoisted onto the roof and cut to fit for installation tomorrow, weather permitting. Unfortunately, the crane had a hydraulic hose burst. The hose is getting replaced and will be back in use tomorrow, or we have a backup plane in place.
The last few days and the upcoming days have been very unstable. Pop-up storms have been in the area. We need to be sure no rain is present before we can remove the membrane, as a quick burst of rain could be catastrophic. Weather permitting, the crew will tear off section 1 (North end) and complete this section of the building tomorrow.
Friday looks like another unstable day. We will keep an eye on the forecast but will error on the side of caution to avoid any issues.


9/16/2025- Today was a hot one! Because of the heat, not a lot was completed. The masonry crew is almost done with the tuckpointing on the back of the building.
All of the rock was removed, and weather permitting, section 1 (North end of the building) will begin. They will be installing plywood on the inner parapet wall to install the membrane up to the stone cap. We are expecting this section of the roof to take two days to complete.

9/16/2025- Yesterday, both the masonry and the roof vacuum crews were on site. They were able to remove all of the rock from the roof. Today, the day will be spent hoisting materials onto the roof with the crane.
Unfortunately, the weather this week doesn’t look great for roofing. We’ll keep an eye on the forecast and decide if any work can be completed. After today, there’s a chance of rain each day this week. We will play it safe as we don’t want to have any leaks.


9/14/2025- Tomorrow morning, the roof replacement of 4100 Vernon Ave will begin. The front parking lot must be empty before the crew’s arrival. Vehicles not moved by this time may be towed from the lot.
The next week will be very busy and noisy. A large amount of material will be delivered to the parking lot, and the vacuum truck will be on-site to remove the rock from the roof. As you can imagine, vacuuming rock will be a noisy process!
After the rock is removed, a crane will be brought in to begin the tear-off process. Once the old system is off, the new material will be hoisted onto the roof.

Last week, the masonry crew made good progress on their portion of the work. Vacuum cutting and new mortar were installed on the back of the building. They will continue to work as the roof is getting replaced in areas where the roofing crew isn’t working.


9/9/2025- The masonry crew is on-site working on the back side of the building. There will be a few days of vacuum grinding before the new mortar is applied. Unfortunately, this is the noisy and dusty portion of the work. The crew is doing their best to keep the lifts out of the way to allow access in and out of the garages. Please be patient, and they will accommodate you as best as possible.

9/4/2025- Today, a scissor lift was delivered to the site in advance of the masonry crews’ arrival. They will park the lift in the designated masonry staging area in the Southwest corner of the 4100 building after they are done for the day tomorrow.
There will be a small crew on-site tomorrow to begin the work on the inner parapet wall. This work will have little to no impact on your daily routine, as all of the work will be completed from the roof. They will utilize the scissor lift as an elevator to access the roof and bring all of their materials and equipment, so they won’t be entering the building.
The masonry crew will be starting work at 7:00 am and will work until 5:00 pm, Monday through Friday. No Saturdays are planned unless we lose a few days due to weather, or it’s needed to complete the work before the weather turns.
Below is a map showing the areas the crew will plan to be working on during the weeks of 9/8-9/12 and 9/15-9/19. These are a general idea and not set in stone. To begin, they will focus on the outer parapet wall (brick between capstone and band stone). They will work on the areas marked in red the week of 9/8-9/12, as these locations will be impacted by the roof work. They will then work on the green areas the week of 9/15-9/19, while the roof replacement is in progress. They will bounce around as needed to ensure they’re not in the way of the roofing crew.
I received a few great questions from the owners regarding what is needed from them. We requested that everyone keep their windows and doors closed while work is in progress. You may open your windows after the crew leaves for the day, but please be mindful of residual dust. The masonry crew will be covering the balconies to protect them from dust and mortar, but if you have the space, it would be a good idea to bring any valuable items inside while work is taking place.


On Monday, September 8th, the masonry restoration of the 4100 building is scheduled to begin. The first week of the project will focus on the inner parapet walls (section 1) around the perimeter of the roof in preparation for the roof replacement work the following week. In addition to this work, the crew will also try to complete the approved work on the Southeast bump out (section 2). Once these locations are completed, the masonry crew will make room for the roofing crew and work on areas that won’t interfere with the roof work. The masonry work is expected to take approximately 6 weeks to complete. Please review the masonry map for the locations where the work will be completed. Each area will receive full-depth vacuum grinding of the mortar joints and re-tuckpointing, followed by an acid wash. This is a very slow and tedious process that creates lots of noise and dust. Please keep all windows and doors closed when work is in progress.
On Monday, September 15th, the roofing crew will mobilize and begin their portion of the work. This work is expected to take 5 working days to complete. The first step will be removing the aggregate from the sections of the roof to be replaced. Completing this will require the use of a heavy-duty vacuum and dump trucks. After the aggregate is removed, the EPDM membrane will be removed, the insulation will be inspected and replaced as needed, before the new membrane is installed. For the duration of the roof replacement, the front parking lot will be shut down and off limits. We will keep access to the front door for mail and deliveries, but please use other access points as much as possible. This area will be used to store materials and equipment. This work is also very loud and invasive. If you live on the top floor, please be prepared for the noise, and if possible, find alternate places to be when work is taking place.
After the 4100 building is finished, the roof crew will mobilize in front of the 4132 building. The process for this will be very similar. Additional updates and directions will be sent out as we get closer to starting this building.
(4100 Vernon Ave) 60MIL BALLASTED EPDM ROOF MEMBRANE
- INSTALL A NEW 1” ISO COVERBOARD ON TOP OF EXISTING EPS INSULATION. THIS WILL BE LOOSE-LAID IN ACCORDANCE WITH THE MATERIAL MANUFACTURER’S SPECIFICATIONS FOR A BALLASTED ROOF SYSTEM.
- INSTALL A CARLISLE 60MIL EPDM MEMBRANE ACCORDING TO THE MATERIAL MANUFACTURER’S SPECIFICATIONS FOR A BALLASTED ROOF SYSTEM.
- INSTALL 1-1/2” RIVER-WORN GRAVEL IN ACCORDANCE WITH THE MATERIAL MANUFACTURER’S SPECIFICATIONS FOR A BALLASTED ROOF SYSTEM.
- INSTALL ALL FLASHING AND ACCESSORIES PER THE MATERIAL MANUFACTURER’S SPECIFICATIONS.
- PERIMETER MEMBRANE FLASHINGS WILL EXTEND UP THE PARAPET WALL AND BE TERMINATED FOR A METAL REGLET INSTALLATION INTO THE BRICK.
(4132 Vernon Ave) RHINOBOND PVC
- INSTALL A NEW 1” ISO COVERBOARD ON TOP OF EXISTING INSULATION. THIS WILL BE MECHANICALLY ATTACHED IN ACCORDANCE WITH THE MATERIAL MANUFACTURER’S SPECIFICATIONS FOR A RHINOBOND ROOF SYSTEM.
- INSTALL A 60MIL PVC MEMBRANE ACCORDING TO THE MATERIAL MANUFACTURER’S SPECIFICATIONS FOR A RHINOBOND ROOF SYSTEM.
- INSTALL ALL FLASHING AND ACCESSORIES PER THE MATERIAL MANUFACTURER’S SPECIFICATIONS.
- PERIMETER MEMBRANE FLASHINGS WILL EXTEND UP AND OVER THE PARAPET/CANT EDGES AND WILL BE SECURED IN PLACE.
MECHANICAL AND ELECTRICAL NOTES
- ANY MECHANICAL DISCONNECTS AND RE-CONNECTS NECESSARY TO COMPLETE THIS PROJECT ARE EXCLUDED FROM THE PROPOSAL. THIS INCLUDES AC CONDENSER UNITS LOCATED ON THE ROOF. THE CREW WILL LIFT AND WORK AROUND THE UNITS AS BEST AS POSSIBLE. ATLAS WILL BE HELD HARMLESS FOR ANY ISSUES THAT ARISE FROM THIS WORK.
- SOLID CONDUIT RUNNING ACROSS ROOF AREAS HAVE PROVEN TO BE PROBLEMATIC IN THE PAST. THE CREW WILL LIFT AND WORK AROUND THE UNITS AS BEST AS POSSIBLE. ATLAS WILL BE HELD HARMLESS FOR ANY ISSUES THAT ARISE FROM THIS WORK.
- SATELLITE DISHES, ANTENNAE, AND CABLES THAT ARE LOCATED ON THE ROOF MAY BE DISTURBED; ATLAS RESTORATION & CONSTRUCTION WILL NOT BE RESPONSIBLE FOR THE TEMPORARY DISRUPTION OF SERVICES, ANY COSTS ASSOCIATED WITH THE NECESSARY REPOSITIONING OF THE SATELLITES, ANTENNAE, AND/OR CABLES WILL BE IN ADDITION TO THE BASE CONTRACT AMOUNT.
