5/6/2025- Today, the crew is working on the second-to-last building. By the end of the day, building 9 (8359,8361,8661, and 8365 W 100th) will be completed. Tomorrow, Wednesday, May 7th, the last building, building 10 (8351,8353,8355, and 8357 W100th) will be completed. This will conclude the 3rd and final phase of the roof replacements.

5/2/2025- Today, the crew will have building 7 completed, leaving 3 buildings to complete. Next week the weather looks great, so we should be able to finish the project. On Monday, May 5th, building 8 (8367, 8369,8401, and 8403 W 100th) will be completed.

5/1/2025- No work today as there was rain this morning and a looming chance for the rest of the day. There is also a chance of rain tomorrow, so we’ll have to make a call in the morning.

4/30/2025- After the rain on Monday, the crew was back at it yesterday. They completed building 5 and are working on building 6 (8413,8415, 8417 & 8419 W 100th) today. Unfortunately, the forecast for the next two days shows a chance of rain. Building 7 (8405,8407, 8409 & 8411 W 100th) will be completed next, weather permitting.

4/27/2025—The crew completed four buildings last week. There’s a good chance of rain tomorrow, so we’ll have to make a call in the morning to determine whether work will start on building 5 (8421, 8423, 8425, and 8427 W 100th). Building 5 will be completed on Tuesday, April 29th if we get rained out.

4/23/2025- Another beautiful day, another building completed. Today, the crew completed building 3. Tomorrow there’s rain in the forecast, so we’ll have to see if they will be able to work. If work can be completed, the crew will work on building 4 (8429, 8431, 8433 & 8435 W 100th). If the rain prevents work, they will complete building 4 on Friday, April 25th.

After removing the shingles, the plywood sheathing is inspected. If deteriorated sheathing is found, it is replaced before the new shingle system is installed. Building 3 had 8, 4×8′ sheets replaced.

4/22/2025- Today was a very beautiful and productive day. The crew will have the roof on building 2 completed and will move to building 3 (8432,8434, 8437 & 8439 W 100th).

While on the roofs, we’ve noticed that many of the concrete chimney caps and flues are in bad shape. I spoke to your community manager, and these items are the owner’s responsibility and not something the association repairs. We suggest you reach out to a masonry contractor to have these repaired before they become a potential leak point. We do have crews that can complete this work, so you could reach out to us, but you’re free to work with anyone you would like.

4/21/2025- After a late start due to the rain this morning, the crew was able to start on building 1 (8416-8422 W 100th). The crew will need to work a little later today, but will get the work completed.

Tomorrow, the crew will work on building 2 (8424, 8426, 8428 & 8430 W 100th) per the order of completion map. If you are in this building, please prepare appropriately and follow the request in the shingle replacement notice.

4/18/2025- Today, the community was staged with the equipment, and the first four buildings’ shingles were delivered. The crew will be starting on building 1 (8416, 8418, 8420 & 8422 W 100th) per the order of completion map on Monday, April 21st. Shingle replacement notices have been posted on building 1 and will be posted the day before work starts on your building. Please review the notice for what to expect and what is needed from you.

The forecast for next week has a chance of rain on a few days, with Thursday having the greatest chance. The crew will review the forecast each morning and determine if work will start. An update will be sent out if no work will take place. If work is called off on your scheduled day, it will be completed the next day, weather permitting.

The third and final phase of the roof replacements has been scheduled. Weather permitting, work will start on Building 1 (8416-8422 W 100th St) on Monday, April 21st. Each building is expected to take one day to complete. The crew will move numerically through the community until all buildings are completed. Routine updates will be sent out to keep everyone abreast of the progress and any delays. Please contact the project manager, Henry Hernandez, if you have any questions or concerns while work is taking place.
