4/14/2025- Today, the siding crew is finishing up building 3. Tomorrow, they will start tearing off the siding on building 4. They have started setting up the scaffolding on building 4 (2739-2749 Spy Glass Dr). Please make sure your decks are cleared off or your items are covered by tomorrow morning.
The carpentry crew is working on the sheathing repairs below the decks on building 5 (2753-2763 Spy Glass Dr). They will be working on this building for the next few days.
On Monday, April 21st, the carpentry crew will move on to Building 6 (2767-2777 Spy Glass Dr).
4/11/2025- Another productive week! The siding crew has made great progress on the siding installation on Building 3.
The carpentry crew removed the siding below the decks and replaced the damaged sheathing on Building 4. After the siding crew completes building 3, they will remove the siding on building 4 and complete the repairs above the decks.. This will include installing ledger flashing on the decks without it. This will require removing the deck board closest to the home so the flashing can be installed properly. The deck board will be reinstalled or replaced with a new board if it can’t be reused.
On Monday, April 14th, the carpentry crew will begin working on building 5 below deck repairs. You don’t need to move anything off of your decks until the siding crew reaches your building. The carpentry crew will work around items below the deck and clean up after they’re finished.
4/10/2025- Yesterday was another productive day. The carpenter crew was at Building 4 (2739-2749 Spy Glass Dr) completing sheathing repairs. This building had a couple of decks without ledger flashing, so there were plenty of repairs to complete. The siding crew started installing the window and door trim and siding. It will only take a few more days to install the rest of the siding.
Tomorrow, Friday, April 11th, the material for Buildings 4 & 5 will be delivered to the guest parking areas near these buildings. We will clean up these areas as quickly as possible to limit the time these spots are unavailable.
4/8/2025- The crew has moved on to Building 3 today, and everything is going well. We had additional capenters on-site, so they were able to complete all of the repairs quicker. The house wrap moisture barrier will be installed today and tomorrow. The house wrap inspection has been scheduled with the Chaska building inspector for tomorrow, Wednesday, April 8th, at 3:00 PM. After the inspection, the new siding will be installed.
To get ahead, we will have the carpenters move on to building 4 and remove the siding around the decks and lower patio doors. This is where the damage has been concentrated mostly. After the repairs are made, the area will be covered with the weather barrier house wrap until the siding crew can begin their work.
4/7/2025- Today, the crew is back on-site, installing the band board and shake siding. They should have everything installed by the end of the day. A final cleanup will be completed, and the pump-jack scaffolding will be taken down.
Tomorrow, Tuesday, April 8th, Building 3 (2725-2735 Spy Glass Dr) will start. They will set up the scaffolding and begin removing the siding. We have carpenters on standby to start framing and sheathing repairs. Once all of the repairs are complete and the house wrap is installed, the City building inspector will be on-site to inspect the weather barrier. After the inspection, the new siding will be installed. This will be the process for each building.
4/3/2025- After a wild week of weather, next week looks much better! The band board arrived at the supplier today and will be delivered to the site tomorrow. Monday, April 7th. The siding crew will return and finish the rest of Building 1 by installing the vinyl band board and shake-style siding. If all goes well, the crew will begin setting up on Building 3 (2725-2735 Spy Glass Dr) and begin tearing off the siding.
3/30/2025- The crew was able to make great progress last week. All of the framing and sheathing repairs were completed, the house wrap moisture barrier was installed, and the bottom 2/3 of the siding was installed. At this point, we are waiting for the band board to come in. We are hoping to have it available by the end of the week. We will finish the rest of the siding as soon as the band board is installed.
The weather now and next week looks wet. We don’t want to open up another building, so we will hold off on setting up on building 3 and tearing off the siding. Additional updates will be sent out as new information becomes available.
3/27/2025- The first few days of the project have gone well. On Monday and Tuesday, 3/25 & 3/26, the damaged framing was cut out and replaced, as were select sections of deteriorated sheathing. On homes 2701 and 2707, the header was repaired, and the king and double jack studs were cut out and replaced. Although there was ledger flashing installed on these decks, there was a fresh air intake located within the ledger board that was not flashed properly and was allowing water to get behind the weather barrier and siding. A counter flashing will be installed on the top side of the deck boards to stop this from happening again.
The new house wrap weather barrier has also been installed, which will be inspected by the Chaska building inspector today at 10:30. After the inspection, the new siding can be installed. Unfortunately, the vinyl band board was put on back order with an expected delivery of the week of April 7th-11th. If needed, the crew will set up on building 3 and begin tearing off the siding so the framing and sheathing repairs can start.
3/24/2025- Today the crew was able to set up all of the pump jack scaffolding and began tearing off the siding and weather barrier. After removing the siding and weather barrier, framing damage was observed in select areas of the building, including underneath decks and outside corners.
Tomorrow repairs to the framing and sheathing will begin. As part of the framing repairs, windows, and doors may need to be pulled to allow for the damaged wood to be replaced. Because the interior drywall is screwed to the framing, replacing the damaged wood may create the need for interior drywall repairs or skim coating with joint compound.
3/23/2025- Tomorrow, Monday, March 24th the siding project will begin. Building 1 (2711-2721 Spy Glass Dr) will be started. The first day will be spent setting up the pump jack scaffolding and tearing off the siding. We expect each building to take 2-3 weeks depending on the weather, amount of concealed damage to repair, and building size. As we work through the buildings, the crew will get more familiar with the project and create an efficient system. Please ensure you have all your items removed from decks, patios and, along the back elevation. Atlas will be held harmless for any damage to items not moved.
The materials for buildings 1 & 3 will be delivered to the parking area across the street from the buildings.
In 2024 the back elevation of Building 2 (2711-2721 Spy Glass Dr) per the community map was resided due to ongoing water intrusion issues. After removing the siding and house wrap moisture barrier, an extensive amount of rot was discovered. Because the issues were related to the design and materials used and consistent throughout the community the Board wanted to be proactive and complete the same work to the back elevation of the remaining 11 buildings. On Monday, March 24th the materials for buildings 1 & 3 (2701-2707 & 2725-2735 Spy Glass Dr) will be delivered to the parking area across the street from the buildings. If weather permits, the removal and disposal of the siding and accessories will begin as well.
Before work starts pump jack scaffolding will be constructed along the back elevation. These pump jacks will be left in place for the duration of the work. All personal items on decks and along the back elevation will need to be moved to provide clear access to the work area and avoid damage to your items. Atlas will be held harmless to any damaged items not moved before work starts. Paper notices will be posted on garage doors as a final notice for the upcoming work.
