11/6/2024- Yesterday the weather did not allow the electricians to be on-site to complete any electrical work. Today they will return with the plan of installing the rest of the lights and outlets. The site has been cleaned up as the majority of the work is completed for the season. If you have any questions or concerns please contact Atlas directly at [email protected] or 612-254-7373. 11/1/2024- The restoration work is nearing completion! Thank you for your cooperation and patience during the work.

Today the siding crew will finish building 6, the last building to be sided.

The gutter crew is on-site and will attempt to install all gutters on the remaining buildings 6-11.

The electricians will return to finish installing the lights and exterior outlets next week. 

 

 

10/28/2024- The Siding work is almost finished. Today, a crew is starting on Building 6, the last building to be completed. This should be completed by the end of the week.

The gutter crew is scheduled to be on-site Friday, November 1st. They will attempt to complete the remaining six buildings on this day. If needed they will return to complete any unfinished work.

The electricians will be on-site tomorrow to begin installing the lights and exterior receptacles. 

 

 

10/21/2024- The siding crew is moving along well with buildings 1-5 completed and building 7 finishing up today. Buildings 8-11 are being worked on or will be started shortly. Please watch for paper notices on your garage door as a final reminder of when the siding work will start.

The gutter crew will be on-site tomorrow to begin installing the new gutter systems. We are hoping to get all five buildings completed in a day. Please leave enough room for the crew to place ladders on the driveways if you have gutters above your garage. 

 

 

10/15/2024- The second phase of the restoration project is moving along well. With the new shingle color and siding, the community looks amazing! The siding has been replaced on buildings 1 & 2 with work happening on buildings 3, 4, and 5 at the moment. We should have a few more buildings completed by the end of the week. Building 6 will be skipped per one of the owners’ requests until their driveway is accessible.

The gutter crew is scheduled to be on-site next Tuesday, October 22nd. They will install the new gutters on all buildings that have had new siding installed. The electricians will also be on-site to reinstall the light fixtures and exterior outlets. 

 

 

10/11/2024- The second phase of the restoration project is in progress. The replacement of the vinyl siding is a much slower process than the roofs. The crews are moving along well but we’re expecting each building to take approximately one week to complete. With three crews on-site we will get through all of the buildings in a timely manner.

To ensure we get all of the buildings sided before the snow flies we have received permission to allow the crews to work on Saturdays. When the crews are available, they will be on-site each Saturday until all of the siding work is complete.

The crews will move numerically through the community but we received a request from building 6 to allow access to their driveway from October 21st through October 25th. If needed, we will skip this building and return after these dates have passed. 

 

 

10/10/2024- The last of the roofing will be completed today. The first step of the restoration is complete! The extra material and forklift will be picked up tomorrow.

There are currently two siding crews working on Buildings 1 & 2. A third siding crew will be on-site next Monday, October 14th to begin working on building 3 (2345/2355 Alysheba Ct). As soon as a crew finishes the building they are working on, they will move to building 4. Notices will be posted on garage doors before work starts. 

 

 

10/8/2024- With two crews on-site, the plan is to complete buildings 8 & 9 today and 11 & 12 (803/813 Alsheba Rd) tomorrow, October 9th. This will leave building 5 (2381/2389 Alysheba Ct) to be completed on Thursday, October 10th. We will remove the equipment used for the roof work on Friday 10/11.

The siding crews are scheduled to be on-site tomorrow, 10/9, to begin setting up their equipment and removing the siding. The siding will take much longer than the roofs, with each building taking approximately two weeks to complete. Please remove all personal belongings around the perimeter of the building to allow the crew clear access to all elevations. 

After installing the new siding, the gutter crew will install the new gutter systems. 

 

10/7/2024- The first week was very successful. The first five buildings have been re-roofed. Today the crew is working on building 7 (2376 & 2386 Alysheba Ct.). There are 11 buildings to complete. To get all of the roofing done by the end of the week, an extra crew will be on-site tomorrow to complete a second building.

Tomorrow, Tuesday, October 8th. buildings 8 & 9 will be completed. (2356 & 2366 Alysheba Ct. & 763 & 783 Alysheba Rd.). This will put us on track to complete all 11 buildings by Friday. 

 

 

10/2/2024- The first three days of roofing have gone great. The crew is moving along well and completing each building in one day. Tomorrow October, 3rd Building 4 will be completed before moving on to Building 6.

The siding crews are finishing up our current job and will likely be on-site next week. As soon as we have a firm start date we will provide an update and post notices. 

 

 

The storm damage claim has been settled. The scope of work includes full roof replacement, gutter and downspout replacement as well as full siding replacement. The Board has selected the colors above for your community.

The work is scheduled to begin on Monday, September 30th. The first phase of work will be roof replacement. Each building will be completed in one day. To begin, the crew will only work on one building at a time but if it is feasible, they may work on two buildings at a time. Updates will be sent out if this will happen.

The crew will start on building 1 (2364/2374 Eastway Ave) per the project progression map and move numerically through the community. Please locate your home on the map to determine your building number. Please note building 5 is the exception as it will be completed last. 

As part of the roof replacement select elevations of siding will be removed to allow new ice and water shield and flashing to be installed. A new house wrap weather barrier will be installed on all exposed areas and left this way until the new siding is installed. This house wrap is your primary moisture barrier and will prevent water from entering the home. 

All owners with active satellite dishes will lose service until the new roof is installed and the dish can be realigned. If you have an active dish, a commdeck dish mount will be installed for an additional cost of $150 to be passed on to the owner. These mounts are used to avoid fastening the dish through the new roof system. If you have a dish on your roof that is no longer in use and you would like it removed and disposed of, please contact the project manager Henry, or email [email protected].

In addition to satellite disruption, when your home is being worked on, please be aware there will be lots of noise and vibrations. Please remove all loosely hung pictures and shelved items of value. Please also check all glass light covers to ensure they are properly secured. A paper notice with what to expect and what is needed from you will be posted on all doors before work starts. Please be sure to read and understand the notice and reach out with any questions or concerns you may have.
